Regional Maintenance Supervisor - East Bay Area / Northern California

What We're Looking For:

We are seeking a skilled Regional Maintenance Supervisor (RMS) as we grow in the East Bay Area in Northern, CA. This position is responsible for the overall maintenance of the property and supervision of the maintenance staff on site. This person is responsible for being hands on and completing the work orders on a timely basis. As a leader of our maintenance team, you'll play a crucial role in ensuring the operational excellence, curb appeal and resident satisfaction of the apartment community(ies).

This is a full-time position with full benefits. Pay range: $85,000 - $110,000 per year + Up to 12% additional compensation with bonus program.

Key Responsibilities:

Service Productivity

• Assist with monitoring the quality and quantity of apartment turnovers to meet 50% market-ready units weekly.
• Ensure community upkeep, cleanliness, and curb appeal meet CONAM standards during site visits.
• Oversee semi-annual smoke detector and AC filter inspections and ensure deficiencies are corrected.
• Monitor service requests for timeliness, quantity, and quality, taking corrective actions as needed.
• Ensure each community conducts two interior inspections per year and takes corrective action based on findings.
• Monitor capital improvement projects to ensure compliance with the approved budget and specifications.

Staffing

• Review resumes, interview, and recommend hires for Maintenance Service Directors.
• Oversee scheduling of Roving Maintenance Technicians to meet community needs.
• Provide support for corrective interviews to improve performance and compliance.

Education & Training

• Train community associates on CONAM policies, procedures, and service standards.
• Coordinate and conduct maintenance training courses, including certifications for air conditioning, pool maintenance, and other services.
• Recommend additional training programs to improve staff skills.

Purchasing

• Oversee landscape maintenance, negotiate vendor contracts for services, and assist with annual re-bidding.
• Prepare an annual vendor guide and monitor vendor performance for assigned communities.
• Communicate and negotiate with vendors not meeting performance standards.

Workplace Safety

• Ensure safety regulations are followed, including proper use of safety equipment and posting Safety Data Sheets.

General

• Ensure compliance with CONAM’s key control policy.
• Attend meetings and maintain relationships with clients and Asset Managers.
• Coordinate maintenance for renovations and new management accounts.
• Assist in due diligence for acquisitions.
• Contribute to annual capital budgets and track Cap Ex expenditures.
• Manage Interior Renovations, ensuring timely and budget-compliant completion.

Driving

• Ability to drive locally for business purposes pertaining to property management maintenance.
• Other duties as assigned.

Who You Are: (Requirements of the Position)

• Experience:
  • Minimum of 5+ years of hands-on experience in apartment maintenance or equivalent.
  • 5+ years of multi-family industry experience preferred
  • 4-5 years in a supervisory role strongly preferred

• Technical Experience: Able to handle tools and power equipment, such as drills, saws, grinders, electrical testers, HVAC systems, and plumbing tools. including proficiency in plumbing, electrical systems, HVAC, appliance repair, and general carpentry
• Tech Savvy: Proficiency in Microsoft Office Applications strongly preferred
• Problem-Solving Skills: Strong troubleshooting abilities to quickly assess and resolve maintenance issues, ensuring minimal disruption to residents.
• Communication: Excellent verbal and written communication skills to interact with residents, team members, and vendors effectively.
• Customer Focus: A passion for delivering exceptional service to residents and creating a positive living experience.
• On Call Rotation:  Willingness to work a flexible schedule and participate in an on-call rotation to handle apartment maintenance emergencies.
• Ability to lift up to 50 lbs.
• Possess a valid driver’s license and proof of automobile liability insurance coverage.
