Function: Manages the agency’s portfolio of owned and leased residential and office properties
Tasks:
- Assures compliance with marketing and management plans for affordable housing projects.
- Assures the provision of tenant income certifications and re-certifications as required by investment partners, funders, and regulators
- Facilitates the timely provision of reports, audits and filings with government and investors.
- Manages lease portfolio for office and residential properties including renewals and terminations.
- Leads the process for residential leasing including site identification, contract negotiations, relationship building.
- Assures the timely payment of lease obligations.
- Responds to landlord concerns and provides problem resolution.
- Maintains client rent rolls.
- Monitors arrears and manages demands for payment and applications for holdovers and evictions.
- Manages HUD contract & applications for rent increases.
- Manages applications to NYS OMH for addition/deletion of Treatment apartments.
- Supports the Finance Department in assuring review of requisitions, draw down of funds and timely payment of vendors for capital projects.
- Supports the SVP of Facilities Management in obtaining bids, negotiating contracts and managing work orders.
- Facilitates procurement of supplies and equipment.
- Analyzes data and prepares periodic reports.
- Recommends short-term and long-term real estate portfolio goals and objectives.
- Recommends strategies to maximize energy savings.
- Conducts internal audits.
- Supervises asset managers.
- Other duties as assigned.
Qualifications: Bachelor’s degree and significant experience in affordable housing asset management. Knowledge of federal and state capital finance programs. Masters degree in finance or business administration preferred. Excellent written and oral communication skills. Ability to utilize technology to analyze and report data. Capable of taking an assignment from concept to completion with minimal supervision. Ability to plan, organize and manage multiple projects and priorities. Ability to train, mentor and supervise others. Team player.
Salary: $145,000 - $165,000 plus generous benefits
