Position: Commercial Portfolio Manager
Purpose: The Commercial Portfolio Manager is responsible for the operations, financial performance, and tenant relations of a portfolio of commercial assets, with an immediate focus on the Chattanooga Choo Choo entertainment district. This role requires both technical property management expertise and the ability to thrive in a highly active, mixed-use environment with a diverse, “mom-and-pop” tenant base. The manager ensures that properties are well-maintained, budgets are met, lease obligations are enforced and tenants are supported—all while delivering exceptional service to property owners and fostering a vibrant, well-functioning district.
Reports to: Director of Commercial Property Management
Works closely with: Accounting, Maintenance and Brokerage teams

Key Responsibilities
Property & Operations Management
Oversee day-to-day operations of the Chattanooga Choo Choo and other assigned properties, ensuring safe, clean, and attractive facilities
Conduct frequent property inspections, addressing deferred maintenance and proactively identifying issues within historic structures, including building systems and structural elements
Manage vendor and contractor performance, particularly in areas of landscaping, janitorial, security, and waste management (including oversight of shared-use facilities such as the trash compactor room)
Coordinate and oversee repairs, capital projects and tenant buildouts while ensuring minimal disruption to tenants and visitors
Support the execution of events, programming and activations through communication with tenants, coordinating with outside vendors and ownership
Financial Management
Develop, monitor, and maintain annual operating and capital budgets for each property
Work with accounting to present budget variance reports and forecasts for ownership on a quarterly basis
Work with accounting to accurately prepare annual Common Area Maintenance (CAM) estimates and reconciliations; obtain owner approval and communicate clearly with tenants
Review, approve and code property invoices; investigate discrepancies and ensure accuracy
Issue and track work order billings for labor and supplies
Lease Administration & Tenant Relations
Interpret, enforce and administer commercial lease agreements, including expense pass-throughs, rent escalations and tenant obligations
Respond to tenant requests and complaints promptly, balancing customer service with enforcement of lease provisions
Manage tenant delinquencies and work with accounting on collections
Lead tenant onboarding and move-outs, ensuring smooth transitions and proper documentation
Support and guide tenants in compliance with building rules, policies and sustainability initiatives (including shared services like waste management and recycling)
Client Communication & Reporting
Serve as the primary point of contact for property owners and client representatives
Provide timely, professional communication regarding property issues, financial performance and tenant relations
Host quarterly “Owner Check-Ins” to review budget-to-actuals, operational updates and strategic recommendations
Recommend CapEx projects aligned with property needs and ownership goals
Leadership & Teamwork
Partner closely with Accounting, Maintenance and Brokerage to ensure seamless operations and a unified client experience
Demonstrate leadership through accountability, organization and proactive problem solving
Support company initiatives, embody core values and contribute positively to company culture
Qualifications
Required
3+ years of experience in commercial property management or real estate asset management
Strong knowledge of building systems (HVAC, electrical, plumbing, structural) and general maintenance practices
Demonstrated experience with CAM reconciliations, budget preparation and financial reporting
Proficiency in interpreting and administering commercial lease agreements
Excellent organizational, communication and leadership skills
Proficiency in Microsoft Office and Google Workspace (Docs, Sheets, Drive)
Ability to walk properties, including stairs and lift up to 30 lbs
Preferred
Experience managing historic or mixed-use assets with high tenant interaction
Familiarity with accounting software and property management platforms such as AppFolio, Yardi, Commercial Cafe, etc
Strong negotiation skills and vendor management experience
Proven success in handling challenging tenant relationships with professionalism and consistency
Compensation Details:
● Full-time, salary position
