Responsibilities:The Vice President, Head of Real Estate Transactions & Portfolio Management is a senior leader responsible for overseeing the strategic, financial, and operational performance of the organization's real estate portfolio. This includes end-to-end asset management, execution of leasing, acquisition, and disposition transactions, and delivery of major capital projects. The Vice President partners with cross-functional teams to align real estate strategy with enterprise objectives while ensuring strong financial performance, cost efficiency, and operational excellence across the portfolio.
Asset & Portfolio Management:
- Lead the strategic planning and execution of the company’s real estate portfolio, including laboratories, blood donation centers, logistics hubs, and office facilities.
- Monitor and optimize asset performance, occupancy, utilization, and alignment with business needs.
- Oversee lease administration, renewal strategies, and landlord/tenant relationships across owned and leased assets.
- Establish and track KPIs related to asset health, performance, and life-cycle value.
Transaction Negotiation & Execution:
- Lead all real estate transactions including site selection, lease negotiations, acquisitions, and dispositions.
- Negotiate terms with landlords, tenants, brokers, and legal counsel to ensure favorable deal structures.
- Direct internal due diligence and risk assessment processes in partnership with legal, finance, and operations teams.
- Manage the execution of letters of intent (LOIs), leases, purchase/sale agreements, and related documents.
Major Project Execution:
- Oversee planning and delivery of major capital projects including new facility construction, renovations, and strategic infrastructure upgrades.
- Collaborate with design, construction, engineering, and facility operations teams to ensure timely and cost-effective project delivery.
- Serve as executive sponsor for critical projects, resolving escalations and aligning project milestones with broader business goals.
Financial Oversight & Performance:
- Develop and manage annual capital and operating budgets for the real estate portfolio.
- Conduct regular financial reviews of real estate assets to evaluate ROI, cost efficiency, and long-term value.
- Identify cost-savings and portfolio optimization opportunities through benchmarking and strategic planning.
- Report on portfolio performance to executive leadership and key stakeholders.
- Financial Analysis & Decision Support.
- Lead financial modeling and scenario analysis to support real estate investment decisions.
- Evaluate the financial feasibility and impact of new projects, relocations, consolidations, and term negotiations.
- Provide valuation analysis and support for board-level decisions related to capital deployment and portfolio strategy.
Deputy to the Chief Real Estate Officer (CREO):
- Serve as a key deputy to the Senior Vice President & Chief Real Estate Officer, representing the CREO in internal and external meetings, presentations, and strategic discussions.
- Act as a thought partner to the CREO and other senior executives, contributing to high-level decision-making on real estate strategy, governance, risk, and operational priorities.
- Provide executive oversight of the Real Estate Division in the CREO’s absence, ensuring continuity of leadership and alignment with enterprise objectives.
- Support the CREO in preparing for board and executive leadership updates, including materials related to portfolio strategy, capital investments, and key real estate initiatives.
- Help drive cross-functional collaboration with Legal, Finance, Blood & Lab Operations, and other internal stakeholders to advance complex real estate projects and organizational goals.
- Mentor and guide senior team members, fostering a culture of accountability, innovation, and performance across the Real Estate Division.
- Participate in customer focus and engagement activities as assigned.
- Any related duties as assigned.
Education:
- Bachelor’s degree in Real estate, Finance, Business, Architecture, Engineering, or a related field.
- Master’s degree or higher preferred.
Required Experience:
- Minimum of 15 years of progressive experience in corporate real estate, portfolio management, or asset management.
- Minimum of 5 years of experience in a leadership role.
- Demonstrated success leading large-scale real estate projects, transactions, and portfolio strategies across multiple asset types.
- Experience with life sciences, healthcare, logistics, or complex facilities environments preferred.
Required Licenses / Certification:
- Valid Drivers License.
Travel:
- Ability to travel domestically up to 20%.
Knowledge:
- Proficiency with real estate and financial tools (e.g., Argus, Excel modeling, Visual Lease, Nuvolo, Yardi, MRI).
- Strong financial acumen with expertise in lease modeling, ROI analysis, and capital planning.
Skills:
- Excellent negotiation, leadership, and stakeholder management skills.
- High level of interpersonal skills to handle a variety of complex issues and situations. Position requires demonstrated poise, tact, and diplomacy in dealing with a variety of staff up to and including executive leadership.

For applicants who will perform this position in New York City or Westchester County, the proposed annual salary is $280,000.00p/yr. to $290,000.00p/yr. For applicants who will perform this position outside of New York City or Westchester County, salary will reflect local market rates and be commensurate with the applicant’s skills, job-related knowledge, and experience.
