Project Manager II
Location: Lanham, MDPOSITION SUMMARY:
The Project Manager II will manage new and existing installation and modernization projects as well as assist with service business operations and work to maintain excellent customer relationships, promoting growth and structure in all lines of business.
The essential functions of the position include, but are not limited to the following:
- Manage inspection process for new construction, modernization and service.
- Works with all local inspectors for final acceptance and annual inspections as required.
- Approve all purchase order's issued to assigned technicians within approval limit.
- Provide the technicians with a weekly maintenance schedule that supports MEUS maintenance standards or contract specified maintenance hours.
- Monitor repairs and schedule as needed to maintain contract standards.
- Visits jobsites regularly (at least weekly) to evaluate maintenance standards.
- Responsible for a minimum of 2 safety audits and 2 quality audits per month and document on forms/app as required and save where required on drive.
- Communicate with customers to resolve complaints.
- Support to Service Sales in pursuit of sales goals. Prepare material and labor costs for open orders and billable repairs.
- Maintain excellent internal customer relations to assist with assigned tasks to meet given deadlines.
- Attend customer meetings as required.
- Monitor and control multiple projects from beginning to end in Washington DC, Maryland, Northern Virginia.
- Ensure that all projects achieve the targeted profit goals and meet customers� expectations.
- Ensure that all projects are executed on time according to customer contract terms and conditions.
- Conducts cost analysis, estimating expected costs for the project. Prepares and implements a budget based on estimates. Ensure that estimates at completion are forecasted accurately for all projects on a monthly basis.
- Control the project schedule. Directly responsible for timely material orders. Use discretion and judgement proactively to ensure internal and external engineering questions are answered quickly and clearly in order to keep the material delivery on schedule. Know standard lead-times and ensure all submittals are approved with plenty of time to allow for posted and established lead-times.
- Scrutinize each completed project, identify the lessons learned or overlooked, then incorporate the new knowledge into day-to-day operations, and future projects of similar stature.
- Address questions, concerns, and/or complaints throughout the project.
- Acts as a liaison between company, customers, and vendors.
- Maintain organized project documentation by documenting and clearly corresponding the company�s position to protect the company�s interests.
- Ensure compliance with federal, state, local, industry, contractual, and company regulations, standards, specifications, and best practices.
- Communicate effectively internally and externally in a clear, accurate, and concise fashion in written format or verbal means.
- Participate in Vision Committees and process and Lean Transformation process as requested.
- Engage in Corporate Social Responsibility activities where possible
- Manage business in compliance with MEUS policies, procedures and guiding principles.
- Maintain excellent customer relations and communication.
- Perform other job functions as assigned.
EDUCATION AND EXPERIENCE:
- 5 years� experience in elevator business, field or office, beneficial.
- 5 years� experience in customer relations or related experience in interpersonal relations or crisis management.
- Bachelor�s degree beneficial.
- Elevator field experience beneficial.
- Valid driver�s license with acceptable driving record.
- Ability to coordinate multiple projects, prioritize tasks and to delegate them when appropriate.
- Thorough understanding of or the ability to quickly learn about the project or product being developed.
- Proficient with Microsoft Office Suite or related software.
The pay range for this position at commencement of employment is expected to be between $111,200 and $139,000/year; however, base pay offered may vary depending on multiple individualized factors, including market location, job-related knowledge, skills, and experience. The total compensation package for this position may also include other elements, including commissions based on achieving individual performance and/or sales metrics, incentive compensation and discretionary awards in addition to a full range of medical, financial, and/or other benefits (including 401(k) eligibility and various paid time off benefits, such as vacation, sick time, and parental leave), dependent on the position offered. Details of participation in these additional compensation and benefit plans will be provided if an employee receives an offer of employment.
If hired, employee will be in an �at-will position� and the Company reserves the right to modify base salary (as well as any other discretionary payment or compensation program) at any time, including for reasons related to individual performance, Company or individual department/team performance, and market factors.
