Key Responsibilities
- Manage all phases of assigned projects from pre-construction through completion.
- Develop scopes of work, estimates, and bid packages for construction activities.
- Assist in preparing turnover documentation and organizing project files and change order logs.
- Create and manage project budgets and schedules.
- Provide regular updates to the OPM team.
- Assist with contract setup and vendor coordination.
- Supervise contractors and construction crews, ensuring quality and timely progress.
- Conduct regular site inspections and maintain visual documentation (photos).
- Reschedule crews as needed due to weather or other delays.
- Review cost overages and process change orders prior to owner approval.
- Support annual budget and planning.
- Work closely with the OPM on property-related matters.
- Contribute to team efforts and provide technical assistance and documentation.
- Manage logistics for equipment and supply delivery (e.g., dumpsters, storage pods, portable toilets).
- Proactively identify and resolve project issues.
- Administer and maintain safety programs in compliance with regulations.
Skills, Knowledge and Expertise
- Strong written and verbal communication.
- Ability to build productive relationships with team members, residents, and vendors.
- Proficient in Microsoft Office Suite.
- Familiarity with EPA, OSHA, and employment laws.
- Ability to operate mechanical equipment and tools.
- Knowledge of carpentry, building maintenance, construction methods, and HVAC systems.
- Strong budgeting and accounting skills.
- Ability to interpret financial data and apply basic geometry.
- Ability to manage multiple priorities and meet deadlines.
- Strong problem-solving and independent work capabilities.
- Understanding of building codes, trades, and property management operations.
- Ability to read and interpret blueprints and specifications.
- Ability to work under pressure and respond to emergencies.
- Professionalism and discretion in all aspects of the role.
- Bachelor’s degree in Construction Management, or a related field, or equivalent work experience acceptable in place of a degree or education
- Additional certifications (e.g., Certified Facility Manager (CFM), Project Management Professional (PMP), or certifications from the Building Owners and Managers Institute (BOMI)), preferred
- Minimum of 5 years of extensive experience in maintenance operations management within a large residential or commercial portfolio, required
