Job Summary

As an Assistant Community Manager, you will help oversee the administrative, leasing, and customer service facets of the community’s operations to achieve occupancy and income goals. This position will manage rent collection, maintain controls over accounts receivables, administer the lease renewal program, and assist with month-end reporting. Waterton utilizes Yardi as the property management system.

Your Impact and Job Responsibilities

  • Works in tandem with centralization team to manage accounts receivables in accordance with company guidelines and procedures.
  • Assists with maintaining and updating resident ledgers; scans checks daily where applicable; notes any resident communication on collections, delivers notices (letters) to ensure payment by residents; creates and delivers Non-Sufficient Funds (NSF) notification letters.
    • Partners with the centralized team to ensure accuracy of rent collections, renewals and accounts payable.  Administers resident delinquency process working with counsel, as needed, to ensure timeliness of desired results.
      • Responsible for assessing necessary charges, ensuring that move out walks are completed and documented in accordance with company policy. 
      • Ensures information is properly updated within the property management program (Yardi/CRM and others as necessary). 
      • Documents and communicates service requests to service associates, and helps with service request follow ups. 
      • Performs all leasing functions. 
      • Works with the centralized team to administer the lease renewal program. Ensures that all renewal activity is documented within CRM so that renewal tracker is updated appropriately. Ensures timely delivery of renewal letters in accordance with legal requirements. Responsible for delivering renewal letters in accordance with local authority requirements once provided by the centralized teams, and updates information in the property management system.
        • Troubleshoots and assists residents with software platforms. Responds to resident inquiries and concerns promptly.

        Typical Base Pay Range: $20.00 - $30.00 per hour, plus bonus program participation

        This pay range is base pay only and does not include any additional compensation or bonuses that this position may be eligible for. The pay range is approximate and the actual pay may vary depending on related work experience, certifications, education, and other job related factors.
