We are currently looking to add a talented AVP, Underwriting, to the Underwriting department in CREA’s Indianapolis, IN, office.

Reports to: Senior Vice President, Underwriting 


Position Summary:

The primary role of this experienced position is to evaluate potential investments brought to CREA for consideration. Investments are on a national scale, and the individual will work closely with other areas of CREA, including Acquisitions, Syndications, and Asset Management. In reviewing investments, the individual will research and report on various credit risks associated with the real estate, the development team, and the market. Following the underwriting process, the individual will participate in the presentation to recommend the investment to senior leadership.


Primary Responsibilities:

  • Evaluate financial models and operating proformas
  • Analyze historical data and market conditions 
  • Engage and evaluate third-party market studies
  • Recommend appropriate rent and expense levels for the proposed investment based on research conducted
  • Perform credit and background checks on entities and individuals; escalate and help resolve any findings.
  • Review proposed financing and key loan documents
  • Review existing conditions and trends of guarantor and developer financial statements and their real estate portfolios.
  • Prepare various reports and present summaries of findings to department leaders and Investment Committees 
  • Support the development and maintenance of IT tools, models, and databases
  • Participate in site visits to evaluate existing conditions and risks

Requirements

This position requires a bachelor’s degree in real estate, finance, accounting, or another related field. A minimum of four years of applicable work experience in multi-family real estate and investment analysis or related field. The successful candidate will be highly motivated, proactive, possess efficient time management skills, and be willing to accept new responsibilities as our business grows. Approximately 10% travel will be required, with some overnight trips necessary. Must possess and be able to demonstrate effectiveness with each of the following Core Competencies.

  • Familiarity with various online background search tools;
  • Capacity to analyze and communicate developer's real estate performance;

  • Proficiency with Microsoft Office Suite;
  • Possess confidence and initiative to succeed with minimal supervision;
  • Ability to work on multiple projects simultaneously while diligently managing priorities and resources to meet various deadlines;
