Position: Facilities Manager Wage Class: Exempt
Reports to: Clubhouse Manager Department: Clubhouse
Summary: Oversees and executes the responsibilities associated with the upkeep of all buildings while tending to the general needs of building maintenance on various equipment and furniture.
Essential Functions:
1. Responsible for selection, training, supervision, scheduling, performance management and motivation of Maintenance staff.
2. Coordinates and oversees maintenance employees for ongoing maintenance and upkeep such as general housekeeping, electrical, plumbing, carpentry, HVAC, painting, building alterations, workstation construction/relocation.
3. Ensures Club meets all OSHA, ADA, and other applicable government regulations.
4. Ensures Club meets all applicable codes.
5. Conducts all Clubhouse new hire safety orientations and ongoing safety training; assures that all safety, accident and emergency policies and procedures are in place and consistently followed.
6. Manages the Safety Committee and its certification.
7. Manages and prioritizes work requests and assigns work to appropriate staff or contractors.
8. Develops regularly scheduled maintenance plan for the Clubhouse.
9. Negotiates and manages all facility related contractors through written/verbal agreements for submission with CM approval.
10. Plans, budgets, and schedules facility modifications including floor plans, cost estimates, bids, and contracts in conjunction with the CM.
11. Monitors’ work done by contractors, approves their work, and approves invoices.
12. Continuous evaluation and reporting on outside contractor performance, develops plans, schedules, and approves project work, major repairs, work estimates and work orders.
13. Inspects new construction, repair work, projects, equipment, work orders, daily maintenance and supplies for the purpose of ensuring that jobs are completed efficiently.

Requirements
Environmental Demands:
1. Exposure to extreme heat and bitter cold temperatures.
2. Exposure to various weather conditions.
Intellectual Demands:
1. Knowledge and experience performing HVAC, plumbing, carpentry, electrical, and general repairs
2. Education requirements: Bachelor’s degree preferred, will accept Trade School or High School Diploma/GED with comparable work experience.
3. Ability to follow oral and written directions.
4. Willingness to learn and adapt to new job tasks.
5. Proactive in individual and group task settings.
6. Knowledge in basic computer skills: Microsoft Office.
7. Ability to multitask and handle stressful situations.
8. Organized and self-motivated.
Physical Demands:
1. Extended periods of sitting, standing, and walking for anywhere between 5-13 hours daily.
2. Heavy lifting up to 50 lbs.
3. Constant sitting, bending, carrying, reaching, stretching, and walking up/downstairs.
4. Available to work occasional nights, weekends, and holidays when necessary.
