Retail Property Manager

As our retail portfolio continues to grow, we’re seeking an experienced Retail Property Manager to join our team and lead the day-to-day operations of retail spaces in our mixed-use communities. The Retail Property Manager is responsible for ensuring all operational, financial, and legal aspects of the property are well-managed and aligned with ownership expectations. This includes tenant relations, lease compliance, financial oversight, and close collaboration with our internal teams across operations, accounting, and legal.


Job Duties:

Tenant Relations & Communication

  • Serve as the main point of contact for retail tenants, promptly addressing questions, requests, and concerns.
  • Lead proactive outreach regarding collections, lease violations, and other tenant matters.
  • Coordinate with ownership and brokers on new leases, renewals, and tenant improvements.
  • Partner with internal teams (operations, accounting, legal) to ensure clear and consistent communication.

Lease & Property Operations

  • Review and abstract leases, ensuring execution of all financial and operational terms.
  • Ensure properties meet legal, insurance, and regulatory requirements.
  • Coordinate repairs and services with onsite teams and vendors.
  • Conduct regular property inspections to maintain appearance, safety, and compliance.

Financial Management & Reporting

  • Ensure that tenant billing is accurate and includes all base rent adjustments, percentage rent, late fees (when applicable), and recoverables (CAM, taxes, insurance).
  • Lead rent collection efforts and manage tenant communications related to delinquent accounts; recommend next steps to ownership when recovery is unlikely.
  • Manage annual reconciliations and tenant communications regarding billing changes.
  • Prepare annual budgets, forecasts, and monthly ownership reporting.
  • Review tenant financial performance and determine overall health of tenant and likelihood of lease renewal.

Team Training

  • Ensure onsite teams understand their responsibilities in retail operations and are properly trained.

Requirements

Position Requirements:

·  Bachelor’s degree in Accounting, Finance, Real Estate, or a related field.

·  3+ years of experience in retail property management.

·  Proficiency with RealPage, Yardi, or similar platforms.

· Strong lease administration skills with the ability to abstract and enforce lease terms.

· Experience preparing budgets, forecasts, and reconciliations.

· Highly organized and capable of managing multiple priorities and properties.

· Excellent communication skills and ability to navigate both collaborative and difficult conversations.

· Self-directed, detail-oriented, and reliable with consistent follow-through.
