Prologis is seeking a Development Manager to join our team, preferably based in either Düsseldorf or Munich.
In this role, you will be responsible for overseeing (re)development projects involving land and building developments across Germany. This includes managing the full lifecycle of speculative and build-to-suit industrial/warehouse facilities—from permitting and budgeting to design coordination and construction of new-build projects.
The ideal candidate will have a proven track record in leading external, multi-disciplinary teams to deliver high-quality projects on time and within budget. You will take full ownership of the planning, execution, and completion of multiple projects, ensuring all phases are aligned with strategic and financial goals.
Success in this role requires strong collaboration skills and the ability to engage effectively with stakeholders at all levels, both internally and externally. Your responsibilities will also include securing new business opportunities as part of your project work.
You will work closely with our Capital Deployment, Investment Services, and Real Estate Management teams, gaining a comprehensive understanding of the logistics real estate landscape.

This role reports directly to the Director, Head of Development Management, Germany.
What You’ll Need to Do to Succeed in This Role:
- Proactively lead and coordinate the permitting and re-zoning process, from early-stage due diligence through to final project approvals.
- Develop and manage budgets, assess risks, and track costs for new-build projects. Project sizes range from €100,000 to over €20 million in development costs.
- Formulate stakeholder engagement strategies in collaboration with Government Affairs, Corporate Communications, and Marketing, as part of the entitlement process.
- Lead and manage external consultants and contractors to achieve regional capital deployment goals.
- Oversee and coordinate all phases of the development process for assigned projects, including:
- Partnering with Capital Deployment Managers in evaluating land and building acquisitions
- Hiring and managing design professionals, architects, and consultants
- Creating development schedules, budgets, and plans
- Driving the municipal approval process from acquisition through permitting
- Providing conceptual and pre-construction cost estimates for all development aspects
- Managing procurement and tender processes
- Overseeing construction execution and integrating innovative solutions
- Conducting on-site inspections focused on progress, safety, and quality
- Respond to build-to-suit and leasing RFPs by developing site plans, specifications, construction budgets, and timelines.
- Build and maintain strong relationships with general contractors and subcontractors.
- Ensure customer satisfaction and strive to exceed expectations on every project.
- Research and evaluate design and construction alternatives, identifying value engineering opportunities that drive innovation while maintaining functionality and lifecycle cost efficiency.
- Support and promote Prologis’ Environmental, Social, and Governance (ESG) initiatives.
Tell Us If You're Ready
- Bachelor’s degree in Urban Planning, Real Estate, Construction Management, Architecture, Civil or Structural Engineering, or a related field.
- At least 10 years of experience in Engineering, Architecture, Construction Management, Development, or a related industry.
- Solid experience in industrial development, entitlement and permitting processes (including zoning), contract administration, and fundamental financial principles.
- Strongly preferred: Experience managing development and pre-construction phases for industrial, infill, data center, mixed-use, and/or life sciences projects.
- Deep understanding of local and state regulatory requirements, including municipal approval processes for land development.
- Broad project management experience from inception through bid management, supplier negotiations, consultant and contractor oversight, and full project delivery.
- Proactive, solution-oriented mindset with a strong customer-centric approach—able to understand client needs and ensure high levels of satisfaction.
- Passionate about sustainability and open to innovative approaches in real estate development.
- Fluent in German, with excellent written and spoken English skills.
- Willingness to travel within Germany for project-related activities.
