POSITION SUMMARY

Ensure all loans are closed accurately and on time in accordance with the appropriate product type, investor and agency requirements, and internal guidelines, processes, and procedures—while delivering the highest level of customer service to all parties involved, both internally and externally.

  

ESSENTIAL JOB FUNCTIONS

· Deliver exceptional, efficient, and courteous customer service to all parties involved in the closing process, including title companies, processors, and loan officers.

· Close all loans in full compliance with MIG, investor, agency, federal, state, and regulatory guidelines. Ensure all supporting documentation aligns with the borrower's selected loan or product type.

· Maintain clear and consistent communication with loan officers, assistants, and processors to obtain up-to-date loan status information. Promptly report any discrepancies to the appropriate party.

· Review all data in the Loan Origination System (LOS), Funding, and loan approval documentation for accuracy and consistency. Ensure discrepancies (e.g., rate lock, appraised value, LTV, loan amount, MI, borrower names) are corrected by the responsible party.

· Verify the property address based on information provided by the processor during loan setup.

· Communicate loan terms and requirements with title companies and request real estate tax information necessary for accurate closing instructions.

· Review flood certifications for accuracy and proper zone classification. If missing from the imaging system, contact the processor immediately to obtain it.

· Issue clear, complete, and grammatically correct closing instructions to title companies, ensuring all requirements are within established guidelines.

· Prior to closing, confirm all Closing (CTC) conditions are met and MIG-specific CTC items are received. Collaborate with the processor to obtain and clear any outstanding conditions.

· Ensure all relevant data is accurately entered into the LOS system to support reporting of daily shipping lists, verbal VOEs, and warehouse bank transmittals. Respond promptly to weekly comparison reports.

· Enter funding data in a timely manner to accurately calculate and disburse funding.

· After loan disbursement, ensure the closing package is returned to the Closing Department within the required timeframe. Follow up with title companies on delays and apply penalties if necessary. 

· Actively provide or obtain any documentation or clarification requested by Post Closing to prevent delays in shipping or funding to investors.

· Stay informed of and adhere to all current and updated internal and external guidelines, procedures, and policies.

· Respond honestly and thoroughly to any loan file defects identified by Quality Control. Take corrective action to prevent future recurrence of similar issues.

· Provide coverage for other Closers during both planned and unplanned absences, as well as during periods of increased volume across production teams.

· Assist in training new Closers, Loan Officers, and Loan Officer Assistants to ensure a smooth onboarding process and consistent adherence to procedures.

· Consistently manage a monthly closing volume of at least 45 loans.

· Offer suggestions and recommendations to the Closing Manager and the Closing Team Lead to improve departmental processes and communication strategies, both internally and externally.

· Contribute to departmental projects and initiatives as needed.

· Other duties as assigned.

Requirements

JOB SPECIFICATIONS


Minimum Education

· High School Diploma or Equivalent.

· 4-Year Business Degree Preferred.


Minimum Knowledge

· Excellent ability to relate to all types of personalities and situations in an empathetic, calm, rational and professional manner maintaining a proper balance to meet all corporate needs.

· Strong interpretive reasoning and problem-solving ability and excellent analytical skills.

· Excellent written and oral communication skills.

· Ability to express and exchange ideas in a professional and courteous manner.

· Extremely comfortable learning and using different operating systems.

· Excellent organizational skills, ability to prioritize and perform constantly changing multiple tasks in a very fast paced environment.

· Self-disciplined, self-motivated and self-reliant.

· Proficiency in various computer software programs including Microsoft Office, database management and other business applications.

· Ability to work independently with little or no supervision.

· Maintain confidentiality of employee and company information.

· Employees must record all hours worked accurately and honestly in the timekeeping system.


Minimum Experience:

· Minimum of two (2) to three (3) years mortgage loan closing experience.

ANNUAL TRAINING

  • Annual Sexual Harassment Training

  

PHYSICAL REQUIREMENTS

Must be able to navigate throughout the building. Must be able to hear and communicate well. Must have good eye-hand coordination and finger movement for use in computer software programs.
