The Greenridge Group is a prime contractor and consulting firm specializing in Project and Construction Management across major public sector agencies. We support large-scale capital programs with a focus on quality, integrity, and technical excellence. We are seeking an experienced Project Manager III (Asset Renewal Project Manager) to support the Asset Renewal Program at Los Angeles International Airport (LAX). This program replaces end-of-life airport assets, including MEP fire and security systems, vertical and horizontal transportation systems, building enclosure assemblies, below-grade utilities, baggage systems, and passenger boarding bridges.

*Salary Range: $210K/Year-$225K/Year - Dependent on Candidate's Qualifications

Key Responsibilities

  • Serve as the primary liaison and owner’s representative for assigned Asset Renewal projects.
  • Develop and manage project scope to meet project goals, objectives, schedule, and budget.
  • Develop RFPs and oversee the procurement process for designers and contractors.
  • Plan, direct, supervise, and control all technical, fiscal, and administrative aspects of assigned projects.
  • Work with team members and airport management to develop budgets, schedules, and plans for all project elements.
  • Coordinate design and pre-construction services with LAWA divisions and Jurisdictions Having Authority (JHAs) (e.g., Planning, FAA, TSA, AQMD, SHPO, EPA, LAUSD, LAFD, BOE, LAPD).
  • Lead stakeholder engagement to identify needs, resolve issues, and maintain alignment with scope, schedule, and budget.
  • Maintain comprehensive documentation of project scope, including agreements, authorizations, reports, drawings, specifications, and coordinated CAD representations.
  • Work closely with the Design Manager on design reviews, RFIs, non-compliance issues, shop drawings, submittals, mockups, FAT/SAT, material approvals, and commissioning activities.
  • Support and monitor the permitting process with the design team and contractors.
  • Ensure all work is performed in accordance with the LAWA Design and Construction Handbook (DCH), approved plans, specifications, and changes.
  • Prepare progress reports and status updates on pre-construction and construction activities for senior management.
  • Review change proposals for contractual compliance and alignment with fair market value.
  • Review contractor pay applications to verify completed work and contract compliance.
  • Work with Asset Renewal management to develop and execute action plans to address potential cost overruns, delays, or major scope changes.
  • Ensure Task Orders and Change Orders are current, documented, and administered properly.
  • Participate in coordination meetings with designers, contractors, and stakeholders and help assemble key performance indicators (KPIs) and decision inputs for executive-level governance.

Required Qualifications

  • 15+ years of project management experience, preferably on airport projects.
  • Experience managing projects over $50 million in construction value.
  • Experience with multiple delivery methods, including Design-Bid-Build and Design/Build.
  • Proven ability to perform in a project management/leadership capacity on complex, multi-stakeholder projects.
  • Strong written and verbal communication skills and thorough knowledge of industry practices and regulations.

Education & Certifications

  • Bachelor’s degree in Architecture, Aviation, Business, Engineering, Construction Management, Planning, or another related technical field (required).
  • Master’s degree (preferred).
  • Relevant professional licensure and/or certifications strongly preferred (e.g., AAAE, LEED, PE, PMP, AICP).

Technical Skills

  • Proficient in Microsoft Office Suite and Bluebeam.
  • Familiarity with Project Management Information Systems.
  • Ability to work in CAD or Revit preferred.
