As the Maintenance Director, you will oversee the maintenance, repair, and appearance of our community, ensuring a safe, comfortable, and inviting environment for residents, visitors, and staff. This is an excellent opportunity for a hands-on leader who enjoys solving problems, managing building systems, and making a meaningful impact every day.
Responsibilities
Oversee the daily maintenance and operation of the building, grounds, and facility systems.
Perform preventative maintenance and coordinate repairs to ensure the community remains safe and well-maintained.
Utilize strong handyman skills, including experience in two or more trades such as electrical, carpentry, HVAC, or plumbing.
Complete drywall repairs, painting, and general maintenance projects.
Maintain the interior and exterior of the community to the highest standards of cleanliness and appearance.
Troubleshoot and perform minor repairs on appliances, office equipment, maintenance equipment, and grounds equipment.
Ensure all maintenance supplies, chemicals, tools, and equipment are stored safely and comply with safety regulations.
Respond to maintenance emergencies and participate in an on-call rotation as needed.
Protect the community during inclement weather by assisting with snow removal, salting, shoveling, storm preparation, and emergency response.
Foster a positive, customer-focused experience by interacting professionally with residents, families, and team members.
Qualifications:
Minimum of three (3) years of maintenance experience, with prior leadership or supervisory experience preferred.
Demonstrated knowledge of building systems, including HVAC, electrical, plumbing, carpentry, drywall, painting, and general facility maintenance.
Ability to diagnose maintenance issues, perform repairs, and implement preventive maintenance programs.
Working knowledge of OSHA regulations, life safety standards, and general building codes.
Strong organizational, time management, and problem-solving skills with the ability to prioritize multiple responsibilities.
Excellent interpersonal and customer service skills with the ability to communicate effectively with residents, families, vendors, and team members.
Ability to work independently while leading and collaborating with others in a team-oriented environment.
Must be available to participate in an on-call rotation and respond to emergency maintenance situations as needed.
Proficient in the safe operation and maintenance of hand tools, power tools, and maintenance equipment.
Ability to lift up to 50 pounds, climb ladders, bend, stoop, reach, and work both indoors and outdoors in varying weather conditions.
Valid driver's license and an acceptable driving record are preferred.
Experience in senior living, assisted living, healthcare, hospitality, or multifamily property maintenance is strongly preferred.
