About the Role

FLATS LLC, a Proper company, is seeking a skilled Maintenance Supervisor to join our team. This role requires both strong maintenance and customer service skills to ensure the overall upkeep of the property and that all physical aspects meet applicable laws and the company’s established standards.

In this role, you’ll be responsible for preserving the building’s physical integrity and ensuring the reliable operation of all mechanical systems, appliances, and amenities. Your work will include routine inspections, troubleshooting and repairs, and executing preventative maintenance to maintain the property at the highest standard.

This full-time, on-site position is ideal for someone with hands-on maintenance experience in residential buildings, hospitality, or similar property environments.

Key Responsibilities

  • Lead and mentor the maintenance team
  • Respond to after-hours calls
  • Perform tasks or duties assigned by Property manager
  • Collaborate with Property Management and Leasing teams
  • Responsible for keeping our properties in top notch physical condition
  • Maintain the facility so that it is free from safety hazards
  • Perform routine maintenance, general repairs, lighting, parking lots, etc.
  • Identify and repair minor electrical and plumbing problems
  • Prioritize, plan, schedule and perform preventative maintenance
  • Provide daily reports and communication regularly with property manager
  • Perform carpentry work on facilities
  • Maintaining grounds and common areas of assigned properties
  • Create and maintain records on routine preventative maintenance of building systems and equipment
  • Ability to troubleshoot problems and take appropriate action
  • Must have working knowledge of all aspects of building maintenance repairs
  • Must have superior customer service skills and great attention to detail
  • High energy and commitment to a higher level of performance in a busy multi-tasking work environment
  • Oversee unit turns and ensure timely delivery of market-ready apartments
  • Manage maintenance budgets and track expenses

Requirements

  • 3+ years of maintenance experience in multi-family properties
  • Experience with new construction or lease-up properties (preferred)
  • High school degree or equivalent
  • HVAC certification
  • CPO certification (preferred)
  • Knowledge in building and grounds maintenance
  • Ability to lift heavy objects and perform physical tasks, as needed, to inspect and assist with repairs
  • Valid driver’s license
  • Strong customer service skills to interact with tenants
  • Ability to read, write, understand, and communicate effectively in English.

Preferred Experience

  • Proven experience leading maintenance operations during a new construction or lease-up phase
  • Ability to identify, troubleshoot, and resolve construction punch-list items efficiently
  • Experience coordinating with general contractors, subcontractors, and vendors during warranty and turnover periods
  • Familiarity with warranty management and documentation during the first year of operations
  • High attention to detail with a focus on quality, safety, and curb appeal
  • Ability to prioritize work orders in a fast-paced lease-up environment
  • Solid understanding of Fair Housing, OSHA standards, and local safety regulations
  • Professional communication skills to work effectively with leasing teams, ownership, and residents
  • Flexible, solution-oriented mindset with the ability to adapt as the property stabilizes
