Minimum qualifications:
- Bachelor's degree in Real Estate, Civil Engineering, Construction Management, or equivalent practical experience.
- 14 years of experience leading negotiations or business development in the real estate industry.
- 10 years of experience in land development activities, with a focus on industrial, data center, or technology manufacturing development.
- 8 years of experience in people management.
- Experience in managing the life-cycle of land development activities in all relevant domains (zoning/entitlements, utility infrastructure, permitting, environmental).
- Experience with utility development processes and leading utility infrastructure, supply, and service agreements.
Preferred qualifications:
- Experience leading complex and scalable cross-functional programs.
- Experience developing site and infrastructure for hyperscale data centers or mission-critical facilities.
- Understanding of financial modeling, forecasting, budgeting, owning financial responsibility and tradeoffs necessary to meet program requirements.
- Excellent communication and influencing skills.

This is a critical Land Development Manager leadership role within Google's Infrastructure Construction and Asset Management (ICAM) team, which manages the global network of hyperscale data centers powering Google Cloud and all online services.
ICAM is responsible for overseeing Google's off-site infrastructure, inventory land, and both leased and owned data center assets, ensuring capacity scales securely, reliably, and on budget by rigorously protecting Google’s long-term capacity rights and operational stability worldwide.

The US base salary range for this full-time position is $214,000-$302,000 + bonus + equity + benefits. Our salary ranges are determined by role, level, and location. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training. Responsibilities
- Lead high-stakes discussions for all critical utility (power, water, gas) and infrastructure agreements, optimizing agreements for firm capacity, schedule, and cost efficiency.
- Drive all pre-construction activities, including zoning, permits, and environmental studies, ensuring land is fully prepared and aligned with construction schedules.
- Formalize global program standards and processes, managing development activities to consistently meet or exceed the strict delivery schedules required by capacity planning.
- Ensure seamless cross-functional collaboration with internal partners (Acquisitions, Engineering, Legal) for smooth site handoffs, resolving technical and contractual issues quickly.
- Manage program budgeting, annual forecasting (Capital Expenditure/Operational Expenditure), and development spend. Lead team resource allocation and strategy during the land acquisition phase.
