About this opportunity:
Location: Paramount at Kingwood 200 Kellington Dr, Kingwood, TX 77339
- Compensation: Starting at $21.00 hourly (depending on experience)
- with commission potential
- Position type: Full-time
- This job requires a flexible schedule with varied work hours that may include weekends.
What we are looking for in a Service Technician:
- HVAC certification required
- Skilled in electrical, plumbing, appliance, painting, plaster/drywall, and lock repairs
- Able to complete apartment turns within five (5) days
- Experience with turnovers in both new and older buildings
- Must provide own basic tools
- Strong problem-solving and decision-making abilities
- Clear, professional communication with residents, vendors, and teammates
- Familiar with property management operations and basic budgeting principles (preferred)
- Valid driver’s license, clean driving record, and reliable transportation for daily assignments and on-call rotation
- Able to lift and carry up to 50 lbs independently
- Capable of climbing ladders and accessing roofs, crawl spaces, and attics as needed
- Able to stand, walk, bend, kneel, and crouch for extended periods
- Comfortable working indoors and outdoors in varying weather conditions
- Must be available for after-hours emergencies and on-call rotation
- Consistent, dependable attendance required
What you will do as a Service Technician:
- Provide exceptional service to residents, exceeding expectations.
- Address resident maintenance and service requests promptly.
- Identify and resolve hazardous property conditions.
- Prepare vacant apartments for move-in within 5 days, including repairs and replacements.
- Perform various maintenance tasks, including HVAC, painting, electrical, plumbing, and appliance repairs.
- Maintain grounds and ensure cleanliness.
- Respond to emergency calls when on-call.
- Implement cost-saving initiatives and manage budgets effectively.
- Respond to resident requests within 24 hours.
- Manage the service team's hours, focus, and on-call schedule.
- Provide mentorship and coaching to team members.
- Maintain a well-stocked maintenance shop without unnecessary spending.
- Streamline purchasing processes for cost-effective acquisitions.
- Perform technician and groundskeeper duties as needed.
- Efficiently schedule vacancies for 5-day turns.
- Assign service requests for a 24-hour turnaround.
- Manage security deposit dispositions and attend meetings as required.
