TITLE: Lead Maintainer
QUALIFICATIONS:
- High school diploma or GED.
- At least 5 years of experience in a building maintenance role including 2 years of experience as a supervisor in a building maintenance or building trades role. Note that 3 years of experience as a General Maintainer for East Hartford Public Schools will be considered in lieu of 2 years of experience as a supervisor.
- Preferred: CT license in at least one building trade, preferably mechanical (S-2 or S-1, D-2) or electrical (E-2 or E-1)
- Must have and maintain a CT Driver’s License and clean driving record
REPORTS TO: Associate Director - Facilities Infrastructure
JOB GOAL: The Lead Maintainer position is a multi-functional role encompassing all aspects of building and grounds maintenance, repair, and improvements.
PERFORMANCE RESPONSIBILITIES: - Responsible for all daily maintenance, repair, and construction activities in the East Hartford Public Schools’ building portfolio.
- Responsible for making repairs to building systems and components and overseeing trade contractors to repair or upgrade systems.
- Implements building wide preventive maintenance programs performed both in-house and by outside vendors.
- Assigns daily activities, supervises, trains, and motivates maintenance staff to meet building standards and performance goals and ensure safe and efficient work practices.
- Supervises and conducts snow removal activities throughout the district and operates a medium sized (F-550 or similar) plow vehicle with material application apparatus.
- Works with maintenance staff as needed to complete tasks requiring additional manpower or direct “working” supervision.
- Sets up jobs with the correct resources and equipment needed for the task.
- Maintains building maintenance equipment.
- Works with Facilities Maintenance Manager (FMM) to prioritize both internal and building occupant work orders. Executes personally, or assigns resources as needed.
- Plans schedules in the event of absences or other staffing changes.
- Compiles and maintains listing of Safety Data Sheets for all materials and chemicals on site.
- Performs required equipment testing and/or inspection based on NFPA or other code requirements, as well as manufacturers’ recommendations. Included but not limited to: generators, emergency lighting, ladders, fire extinguishers, lifts, alarm systems, etc. Oversees testing/inspections done by contractors requiring special licensing or skills such as sprinkler systems, suppression systems, fire alarms, elevators, transfer switches, etc.
- Trouble shoots mechanical, electrical, plumbing issues and works to remedy issues in the most efficient and economical fashion. Makes recommendations to FMM when contractor support is required, and works with contractors to remedy issues.
- Oversees work performed by trade contractors to ensure completeness and that work is being performed to quality standards.
- Performs routine building inspections and prioritizes work to remedy deficiencies.
- Receives after-hours calls when building issues arise and responds to issues as needed. Either self performs repairs or engages additional resources as situation requires. Updates FMM, building occupants, and management staff regarding status of building issues.
- Performs repairs and minor renovations to both interior and exterior of buildings. Plans and executes reconfigurations and furniture moves.
- Responsible for ensuring facilities are properly secured and free of public safety hazards.
- Participates in building safety discussions and training drills.
- Performs similar or related work as required, directed or as situation dictates.
- Assists other department staff as needed to promote a team effort to serve the public.
- Assumes such other functions as may be determined by FMM or Director of Facilities.
TERMS OF EMPLOYMENT:
Twelve-month position. Salary and work year per contract with Local 1933.
