Job Description

Job Duties/Essential Functions

  • Job Duties

    • Completes and facilitates basic and complex work orders and preventative maintenance at direction of Supervisor or Dispatcher using staff and contractor resources. Serves as a technical expert in several specific fields of mechanical or building system trades.

    • Able to facilitate and coordinate any work using resources available to include staff and contractor resources reporting to Facilities Supervisor.

    • Coordinates and completes all aspects of the preventative maintenance procedures in an accurate and timely manner to ensure that all work is performed to manufacturer's recommendations and by regulation.

    • Gathers and facilitates all required testing and documentation of regulated items within area of specialty. Facilitates the correction of all identified deficiencies. Reports to Facilities Supervisor regarding status of testing and documentation.

    • Principal coordinator of preventative maintenance to ensure accountability and regulatory compliance for assigned specialty areas. Responsible for scheduling tasks and staff assignments, gathering all data, and reporting compliance responsibilities within specified and directed timeframes.

    • Able to communicate with customers regarding the status of work orders and issues pertaining to their respective departments.

    • Understands utility usage within multiple areas of expertise. Works with Facilities Supervisor in setting annual goals for reduction of utility usage and champions initiatives to meet these goals.

    • Serves as main point of contact and principal advisor for all contractors in their specialty areas during the design phase of projects. Identifies the best way to integrate new work into the current systems. 

    • Involved in design and implementation of projects to ensure systems are in line with specifications and design intent. Performs periodic inspections of ongoing projects and reports status and possible issues to Facilities Supervisor.

    • Key advisor in the following activities related to Construction and Capital: capital improvement projects; project design kick-off meetings; project design review; periodic construction inspection; commissioning and start-up; hand-off of project to Maintenance department.

    • Technical expert in all building mechanical systems and facilities resource management.

    • Coaches and mentors any assigned Specialist I to ensure proficiency and continuity or staff resources.

    • Serves as resource lead area expert for assigned system of expertise for on-call facilitation of issues within the facility.

  • Follows Mercy's safety guidelines, carries out job-specific safety duties and responsibilities, and promptly reports any unsafe conditions, situations, incidents and injuries.

Professional Experience

  • 8+ years of experience

Education

  • High school graduate or equivalent preferred.

  • Journeyman level license, program certificate, or equivalent is required.

  • Masters licensed is preferred.

Licensure, Certification, Registration

  • Must have valid Driver's License

  • Must have and maintain a good driving record. Motor vehicle record will be reviewed as part of the background check prior to hire or transfer.

  • Hold at least one certification, license, or equivalency (validated years or experience – 8 years continuous work in that area) in one of these trade areas (Electrical, Plumbing/Boilers, Mechanical/HVAC/Chilled Water systems, or Life Safety Maintenance).

  • Hold at least one secondary certification, license, or equivalency (validated years or experience – 5 years continuous work) in one of the areas mentioned above.
