SUMMARY OF POSITION: DUTIES and RESPONSIBILITIES Under general supervision, the Facilities HVAC Technician is responsible for diagnosing, maintaining, and repairing various heating, ventilation, air conditioning, and refrigeration (HVAC/R) systems and equipment throughout Zoo Knoxville. The role supports the Facilities Department by ensuring the safe and efficient operation of environmental systems that sustain both public and animal areas. This position performs skilled maintenance and repair work, including preventive maintenance, troubleshooting, and system optimization. The Technician may be required to respond to after-hours and weekend emergencies as directed by the Facilities Supervisor or Manager.
HVAC Maintenance & Repair
Inspect, diagnose, repair, and maintain HVAC/R systems, including heat pumps, chillers, air handlers, boilers, refrigeration units, and ventilation systems.
Perform preventive maintenance per manufacturer specifications (e.g., replace filters, lubricate parts, inspect belts, bearings, and valves).
Conduct seasonal overhauls and transitions between heating and cooling operations.
Maintain and troubleshoot digital HVAC controls and building automation systems (e.g., Metasys).
Record, interpret, and adjust system readings to ensure optimal operation and efficiency.
Maintain and update the Zoo’s HVAC equipment inventory database.
General Facilities Support
Assist in plumbing, electrical, and general maintenance work as assigned.
Read and interpret blueprints, schematics, and technical drawings.
Complete and close out work orders accurately in the maintenance management system.
Maintain cleanliness and organization of mechanical and equipment rooms.
Requisition and maintain stock of commonly used parts and materials.
Safety & Compliance
Follow all safety procedures and utilize appropriate protective equipment.
Respond promptly to hazardous conditions or emergencies and notify supervisors of potential risks.
Ensure compliance with applicable codes, environmental regulations, and Zoo Knoxville’s safety policies.
Promote continuous improvement in workplace safety and environmental practices.
Communication & Teamwork
Communicate effectively with supervisors, peers, and other departments.
Meet regularly with the Facilities Manager to review project progress and priorities.
Maintain accurate records, logs, and reports of maintenance activities.
Provide leadership and guidance to Facilities staff as needed.
Other Duties
Respond to emergency calls for repairs after hours, on weekends, or during holidays as assigned.
Perform miscellaneous duties and special projects as directed by the Facilities Supervisor or Manager.
QUALIFICATIONS: EDUCATION and EXPERIENCE
High school diploma or GED required.
Vocational or technical school training in HVAC systems required; associate degree or equivalent preferred.
Minimum of 3–5 years of progressively responsible experience in HVAC troubleshooting, repair, and installation (commercial systems preferred).
Equivalent combinations of education and experience may be considered.
Licenses and Certifications
Valid Tennessee driver’s license required.
CFC Universal Refrigerant License required.
State of Tennessee HVAC Contractor’s License required or ability to obtain.
Knowledge, Skills, and Abilities
Strong knowledge of commercial HVAC/R systems, including installation, repair, and maintenance.
Proficiency with test equipment used in system diagnostics.
Working knowledge of digital and programmable control systems.
Ability to operate all relevant tools and equipment safely.
Basic computer proficiency and familiarity with maintenance management systems.
Excellent written and verbal communication skills.
Ability to work cooperatively and professionally within a team environment.
Strong problem-solving and troubleshooting abilities.
WORKING CONDITIONS:
Must possess English communication skills and be able to communicate effectively via two-way radio, email, and telephone.
Variable work schedule including weekends, holidays, and on-call shifts based on operational needs.
Work is performed both indoors and outdoors, often in proximity to exotic and domestic animals.
Frequent exposure to extreme temperatures, loud noises, fumes, dust, and hazardous materials.
Requires physical exertion including heavy lifting (up to 50 lbs), pushing, pulling, climbing, and prolonged standing.
Position requires adherence to strict safety protocols and use of protective equipment.
