POSITION: Marketing Manager
REPORTS TO: VP of Marketing and Brand Strategy
COMPENSATION: Salary, Benefits
LOCATION: on-site with travel up to 20%
SUMMARY
As a Marketing Manager, you will be responsible for developing and executing marketing strategies that drive growth and increase brand awareness. You will work closely with cross-functional teams to create and implement marketing campaigns that align with our business objectives.
RESPONSIBILITIES (Including but not limited to)
- Develop and execute marketing strategies that align with business objectives
- Create, maintain, and implement marketing campaigns across LDG affiliates, including, but not limited to, online, email, social media, and direct mail
- Collaborate with cross-functional teams to ensure campaigns are executed effectively
- Be the point-of-contact for all Marketing needs from internal teams within your territory
- Develop traffic generation strategies and establish relationships with community organizations to support traffic generation. Work with the Asset Managers and Management Companies for implementation.
- Analyze and report on campaign performance to identify areas for improvement
- Ensure adherence to brand guidelines; select marketing campaigns that align with our brand promise.
- Identify marketing opportunities and tactics to attract and retain residents.
- Draft and develop resources to support occupancy marketing, inbound marketing, and leasing needs, including advertisements, referral or concession campaigns, floor plans, etc.
- Ensure consistency in marketing and social media messages across the organization, while providing training and guidance to on-site teams in implementing social media marketing and communication best practices and strategies
- Identify the effectiveness and impact of current marketing initiatives with tracking and analysis and optimize accordingly.
- Manage marketing budget and allocate resources effectively
- Present ideas and final deliverables to internal and external stakeholders, and communicate with senior leaders about marketing programs, strategies, and budgets.
- Understands the applicable federal or state housing programs(s) and Affordable Housing Operation Policies, HUD and LIHTC or Agency Handbooks, the implementation and compliance requirements thereof, and prescribed maintenance and record keeping relating to leasing and occupancy of applicants and residents of the communities assigned.
- Guide on-site team members and ensure proper implementation of all marketing initiatives and activities in your portfolio’s communities.
- Onboarding new properties, including creating the community and digital presence that could include outdoor advertising, internal systems, social media, and website/SEO set-up.
QUALIFICATIONS
- Bachelor’s degree in Marketing, Business Administration, or related field
- 3-5 years of experience in marketing, with a focus on multi-unit marketing and digital marketing
- Proven track record of delivering successful marketing campaigns
- Proficiency with comprehensive marketing and social media strategies.
- Excellent communication and leadership skills
- Strong analytical and problem-solving skills
- Experience with creative direction and design
- Metric-driven marketing mind with an eye for creativity.
- Willingness to travel.
- Valid Driver’s License

WORK CONDITIONS
You are required to work in enclosed office spaces in a climate-controlled environment. Noise levels will be moderate due to office equipment, foot traffic, telephones, and meetings. This position requires travel up to 20% of the time.
PHYSICAL DEMANDS:
To successfully perform the essential functions of this role, employees must be able to engage in routine physical activities, including standing, walking, climbing, stooping, squatting, and using their hands for typing and handling materials.
Employees must be capable of lifting or moving items up to 10 pounds and possess adequate visual abilities, including close and distance vision, color and peripheral vision, depth perception, and the ability to adjust focus. Occasional travel may be required for training, property support, or other job-related needs.
