Key Responsibilities
- Responsible for proactively overseeing maintenance functions and training in a portfolio of apartment properties.
- Train maintenance employees in all disciplines to enhance the performance of their duties.
- Work with the Regional Manager to develop proactive maintenance policies, which positively impact the performance of the apartment properties.
- Maintains relationships with other staff members, working closest with maintenance staff.
- Maintains relationships with current and prospective residents.
- Maintains relationships with contractors.
- Reviews, schedules, and inspects routine corrective maintenance work at the properties which has been completed by maintenance employees and contractors.
- Completes service requests as directed by the District Manager.
- Complete monthly portfolio inspection report.
- Works to enhance training and efficiency of maintenance personnel at the properties.
- Completes technical interviews for the Property Manager and District Manager on Lead Maintenance and Maintenance Technician positions prior to hire.
- Schedules regular inspections of grounds, buildings, plumbing, electrical fixtures, appliances and major equipment and follows up on making certain these inspections are completed and a written report filed.
- Recommends corrective action to District Manager and schedules repairs or replacements as necessary only with prior approval.
- Conducts preventive maintenance on all HVAC systems with the help of the maintenance personnel assigned to each property.
- Has working knowledge of electric, water, and gas shut offs, clean out traps, fire extinguishers, and fire hydrants.
- Knows emergency telephone numbers (e.g., police, fire department, employees, and officers of company.)
- Is familiar with company emergency procedures and general management of emergency situations.
- Responsible for maintaining inventory of tools, equipment and supplies.
- May hold regular staff meetings to discuss workloads, scheduling of work, productivity, efficiency, costs, billing rates, customer satisfaction, expectations of customers, purchase of materials and supplies, training and other employee issues.
- Regularly reports activities of department to supervisor.
- Assists in preparing annual salary and performance appraisals of supervised employees with manager.
- Assists with the preparation of the property budgets and company budget.
- Attends, as needed, property management meetings.
- Assists with the preparation of specifications and with acquiring bids from contractors.
- Responsible for maintaining the maintenance services information on the property and following up on service contract schedules.
- Responsible for knowing how the systems on each property operate and for instructing the maintenance staff on their operation, to enable each maintenance employee to operate the property to the best of their ability

Required Work Experience
Certifications and/or Licenses
- EAP/HVAC Certification of Type I and II or Universal
- Valid driver license legally allowing driving for work purposes during working hours
- Valid automobile insurance when operating a vehicle for business purposes
- Any other licenses/certifications required by a governing agencies
- Continuing Education Courses
