WORK PRINCIPLES

 

            Every employee is expected to abide by all the specified work principles at all times.  Violation of these principles will result in disciplinary action applied in accordance with the policies of Goodwill Retirement Community ranging from verbal reprimand to immediate termination.  The employee must:

 

  1. Exhibit a strong commitment to excellence in every aspect of providing excellent care to the residents of Goodwill Retirement Community by word and deed and by Education and Training programs, Quality Assurance programs, and other improvement activities as may be conducted by Goodwill Retirement Community.
  2. Exert every effort at all times to assist and support each resident, maintaining the dignity and independence of the resident to the highest degree possible and maintaining the confidentiality of the resident and his or her records in every respect.

 

  1. Treat every resident, family member, member of the public and member of the staff with respect and dignity.
  2. Obtain and maintain any and all required certification and/or licensure from the appropriate agency.
  3. If a regularly scheduled employee, make himself or herself available to work as scheduled on an on-going basis.
  4. Report to work on the day and at the time indicated on the posted work schedule in accordance with the policies and procedures on employee attendance, tardiness, and absenteeism.
  5. Report to work dressed appropriately for the work assignment in accordance with the policy and procedures on employee attire.
  6. Remain at the workstation throughout the tour of duty except when excused or sent by the supervisor to another location.
  7. Take breaks and meal times in accordance with the policies and procedures on breaks and mealtimes.
  8. Willingly cooperate with supervisor and with coworkers in the performance of his or her duties, complying with all appropriate standards and practices of the discipline and complying with all Goodwill Retirement Community rules, procedures, and policies at all times.
  9. PERFORMANCE EXPECTATIONS

 

            The Maintenance Assistant is required to perform each of the following responsibilities to a performance level set by the immediate supervisor with input from the employee.  Both the employee and the supervisor monitor the employee's performance level for the purpose of improving performance and evaluating the contributions of the employee to the care of residents and to the overall operation of Goodwill Retirement Community.

 

 

Essential Functions And Marginal Functions

            Essential functions of a job classification are those functions which are performed very frequently, which require a high level of skill, which require licensure or certification, which cannot be assigned to others because of the unavailability of staff, or which are highly relevant to the nature of the job itself.  Marginal functions are those who can be performed by another person without significant limitations such as those posed by the essential functions.

            Because of the nature of the nursing home industry few functions can be described as marginal.  Goodwill Retirement Community, however, intends to make reasonable accommodations for those who have difficulty in performing a particular task unless such accommodations place undue burdens on the other staff members, residents, or Goodwill Retirement Community.

 

 

 

Essential Functions:

 

The Maintenance Assistant will:

 

  1. Conduct a visual, aural, and manual inspection of all inside and outside areas of the building daily using a walk-through to ensure that all electrical, mechanical, plumbing, and heating/air conditioning equipment is functioning appropriately, that the building is in good repair, and to identify needed adjustments and repairs.
  2. Test the potable water supply, record the test data, and adjust chlorination accordingly using the testing schedule, the test record book, test kits, and chlorine to ensure a safe supply of potable water.
  3. Conduct preventive maintenance activities in accordance with the preventive maintenance schedule to ensure safe and efficient operation, to prevent breakdown, and to prolong the life of all electrical, mechanical, heating and ventilating, air conditioning, and plumbing equipment.
  4. Repair the building and all electrical, mechanical, heating and ventilating, air conditioning, and plumbing equipment as necessary in a timely fashion using appropriate tools, reference manuals, repair parts, and cleaning agents to ensure a safe environment for all, the proper functioning of the equipment, and the preservation of the building and its equipment.
  5. Maintenance staff responsible for trips will be available to transport all residents (and other Goodwill related trips) when scheduled. A trip is considered scheduled when notification happens during work hours. While trips may be usually scheduled during daylight hours there may be scheduled trips during evening, night or weekend hours.
  6. Maintain automobiles, vans, tractors, mowers, and all other machinery used in caring for the grounds using maintenance schedules, reference manuals, appropriate tools, repair parts, and cleaning and polishing agents to keep the equipment in excellent operating condition, to extend the life of the equipment, and to keep the equipment clean and presentable.
  7. Maintain the grounds by mowing grass; trimming grass, shrubs, and trees; weeding; removing snow; and spreading traction agents using tractors, mowers, trimmers, snow blades, ice melters, and traction agents to ensure an attractive environment and to ensure safety for residents, staff, and the public.
  8. Care for and maintain tools using the tool storage plan, instruction manuals, and sharpening agents or repair parts to ensure the immediate availability of appropriate tools in good condition, as they are needed.
  9. Collect trash from Goodwill Retirement Village in accordance with the collection schedule using a vehicle and the dumpsters to ensure a clean environment and to provide a contractual service to GRV residents.
  10. Transport residents to appointments and hospitals using the appropriate vehicle to ensure a safe, comfortable trip for each resident transported.
  11. Stock medical and personal care items on the nursing floors as required using a cart to ensure immediately available supplies for nursing needs.
  12. Run errands for Goodwill as directed using a Goodwill vehicle for the benefit of the administrative, nursing activities, dietary, housekeeping, and maintenance areas.
  13. Assist with minor alterations to the buildings and grounds using appropriate tools and skills to accommodate the needs of the residents and staff of Goodwill.

 

 

Marginal Functions:

  1. Perform such other duties as may be assigned by the Maintenance Supervisor for the efficient and effective operation of the Maintenance Department and Goodwill Retirement Community.

 

Qualifications


DISCLOSURE OF PHYSICAL REQUIREMENTS AND ENVIRONMENTAL CONDITIONS

 

            The physical requirements and environmental conditions associated with each job classification are disclosed to each employee of Goodwill Retirement Community upon employment and annually thereafter.  The employee is well advised to be aware of the physical demands and environmental conditions under which he or she works and to take sensible precautions at all times to avoid accidents.

 

            Most accidents are preventable; they often result from employee inattention to the physical requirements of the job and the environmental conditions under which tasks will be performed.  Goodwill is committed to disclose physical requirements and environmental conditions to employees and to teach employees how to work safely within those requirements and conditions.  They employee must do his or her part to learn and then to engage in practices which ensure safety for all.  These practices include the use of appropriate body mechanics in all areas of work.

 

            Goodwill Retirement Community complies with the requirements of the Occupational Safety and Health Administration rule at 29 CPR Part 1910.1030, Occupational Exposure to Blood borne Pathogens; Final Rule.  This rule, which applies to all occupational exposure to blood or other potentially infectious materials, requires us to make available to each employee a current copy of our Exposure Control Plan.  The degree of exposure of an employee in this job classification to blood borne pathogens is defined in the Exposure Control Plan.  It is also reproduced below.

 

 

 

 

 

Physical Requirements

 

The staff members of the Maintenance Department must have the physical ability to:

 

  1. Stand and walk for much of the day indoors and outdoors.
  2. Push, pull, lift, and otherwise manipulate objects weighing up to 150 pounds.
  3. Operate motor vehicles, tractors, mowers, and trimmers.
  4. Walk and operate machinery on steep terrain.
  5. Manipulate and use low and high ladders.
  6. In emergency situations work long hours under difficult conditions, often during normally off-duty hours.

 

 

 

 

 

Environmental Conditions:  Exposure Determination

 

            The Administrator of Goodwill Retirement Community has made the following determination with respect to the exposure of Maintenance Department employees to blood borne pathogens:

 

             Exposure occurs for Maintenance Services employees who come in contact with potentially infectious materials while assisting in transporting residents and while working on contaminated equipment.

 

 

 

 

 

 

 

 

Other Environmental Conditions

 

The staff members of the Maintenance Department will be exposed to:

 

  1. Very hot and very cold weather in performing maintenance duties, often for long periods of time.
  2. Potential injury from chlorine gas and other hazardous chemicals and detergents.
  3. Potential injury, including cuts, scrapes, burns, bruises, and electrical shock, from hand and electrical tools and other exposure in performing maintenance tasks.
  4. Potential bruises, scratches, and hits from residents.
