Every day is a chance to learn something new and turn vacation inspiration into exceptional experiences for millions of travelers worldwide.The Director, Resort Renovation & Design is responsible for leadership of renovation development projects including overall responsibility for design management, cost control, scheduling, permitting, construction, FFE loading, operational turnover, openings, close out functions and warranty management for timeshare additions or renovations. Coordinate with external clients, external vendors and internal departments to deliver exceptional services for timeshare projects. Oversee scopes of work, brand design compliance and approvals, development schedules, budgets and cost controls, construction and other compliance processes to open properties within committed and approved targets. The Director must take ownership of the project process and must be able to identify and mitigate project risk.
How You'll Shine:
Leadership and Communication
- Coach, support and coordinate team members to assure successful individual performance and to encourage team collaboration and cooperation to achieve best results in delivering Strategic Development services
- Take appropriate strategic and corrective actions when required to assure that project goals are achieved
- Maintain appropriate ongoing communication among internal and external team members including regular verbal and written updates and frequent informal updates
- Maintain all required communications and reports to internal and external stakeholders including regular formal periodic updates and prompt reporting of significant issues
- Manage all team activities to achieve established goals for approved budgets, brand approved product, and scheduled property opening
Project Scope Management
- Coordinate with internal departments to obtain inputs for development plans and to furnish information required by departments
- Manage internal stakeholders and external consultants to prepare design materials, presentations, construction plans and specifications that are based on the approved scope and standards
- Present the project design including budget status for review and approval by Operational Partners, Home Owner Association Boards and Senior Executives at key milestones
- Monitor and review construction contract documents for completeness and accuracy and full compliance with the Brand standards and the contract documents
- Oversee construction and FFE installation processes to assure that work delivers the approved project scopes of work within schedule and budget
Schedule Accountability
- Promptly identify variances to project schedules, develop appropriate mitigation plans to minimize impacts and report changes for approvals
- Update project schedule monthly or more frequently as deemed necessary
- Manage permitting processes
- Define, establish and implement design team and construction team meeting schedules
- Coordinate and ensure timely delivery and installation of all Company provided items
- Assure communication and coordination of scheduling for off-site and on-site activities
- Communicate FFE load requirements and timing and insure readiness of site and buildings for FFE load
- Manage the timely, orderly and complete turnover of the project to the property management group
Budget and Cost Control
- Develop expected cash flow schedule for all major project cost activities
- Negotiate and contract all consultant services and construction within approved budgets
- Implement cost reduction, VE and other cost adjustments as necessary to maintain budgets
- Provide monthly updates to variance report and cash flow projections
- Track, pre-approve change order amounts and allocate appropriately to project budget and review all change orders prior to execution
- Review Contractor’s pay applications for accuracy, pre-approve timely and submit for processing
- Advise project accounting concerning estimated Owner’s contingency
Process and Compliance
- Prepare agendas, chair project meetings, maintain records of all such meetings and assure information management per Wyndham Information Security procedures
- Manage the project completion and punch list process with the contractor and operational teams
- Ensure compliance with all requirements, including receipt of final lien releases, for Contractor’s final payment
- Manage the timely and complete closeout of the project in accordance with Company standards and manage project review with Company at completion
- Provide complete package of all turnover documents including operation and maintenance manuals, as-built plans and warranty information
- Monitor requests during the warranty period and assist the property management group as necessary; conduct the end-of-warranty inspection
Travel Requirements:
- Travel will be required of this position to assigned project locations throughout the U.S. Travel is also required to Wyndham offices for business and department meetings. A current passport is required.
- Position requires a minimum of 35% for business travel
What You'll Bring:
- Degree in construction management/science, engineering, architecture or related discipline
- 10-15+ years of Project Management Experience in the Development / Construction Industry managing multiple projects at one time
- Ability to review construction drawings/documents and provide alternate design solutions
- Ability to develop detailed overall project schedules and budgets
- Hospitality experience is a plus
- Manage Risk (having the ability to analysis risk and be able to identify the underlying reasons or facts and develop mitigation plans)
