Job Description:

The Residential Maintenance Technician is responsible for performing a wide range of duties to ensure the proper maintenance and upkeep of all facility systems and equipment. This includes troubleshooting, repairs, and preventive maintenance to enhance the living experience for residents. The role also requires ensuring a high level of customer service and the overall quality of maintenance work. The Technician will collaborate with the management and maintenance teams, ensuring that all tasks are completed efficiently and in accordance with safety standards while supporting the achievement of the property’s business objectives.

What You Will Do: 

  • Perform and monitor preventive maintenance tasks, ensuring the upkeep of residential suites, communal spaces, and building exterior, maintaining high-quality standards across all areas.

  • Diagnose and repair issues in HVAC, plumbing, electrical, carpentry, drywall, exterior structural components, appliances, and other building systems.

  • Respond promptly to work orders, ensuring maintenance issues are addressed in a professional and timely manner.

  • Manage the unit turnover process, ensuring apartments are ready for new residents in a timely and efficient manner, and ensuring all work meets brand standards.

  • Provide excellent customer service to current and prospective residents, addressing maintenance requests and ensuring a positive living experience.

  • Perform emergency maintenance as needed, including after-hours service calls for urgent issues including but not limited to fire, flooding, plumbing failures, units with single bathrooms not functioning, and other critical repairs.

  • Conduct regular building inspections to ensure safety, cleanliness, and the condition of the property, notifying the maintenance team of required repairs.

  • Assist in scheduling and coordinating maintenance work with vendors and contractors, ensuring tasks are completed on time and within budget.

  • Keep track of inventory and materials required for maintenance tasks, notifying supervisors of any supply shortages while staying within budget guidelines.

  • Update property management software with the status of work orders, unit turns, and maintenance activities, ensuring documentation is accurate and up-to-date.

  • Ensure the building meets aesthetic standards, including interior suite aesthetics, exterior curb appeal, and overall property cleanliness.

  • Communicate effectively with the management team, providing updates on maintenance activities and collaborating to resolve any issues.

  • Participate in company-provided training on fair housing, safety, non-discrimination, and harassment prevention.

  • Comply with all health, safety, and regulatory requirements, as well as company standards and procedures.

  • ·Perform additional duties as required, supporting both maintenance and resident care functions.

 

What You Will Bring: 

  • High school diploma/GED, with an apprenticeship or equivalent experience in residential maintenance.

  • 4+ years of experience in building maintenance or a related field.

  • EPA 608 Certification and/or HVAC certification preferred.

  • Strong knowledge of building systems, including HVAC, plumbing, electrical, carpentry, and appliances.

  • Must be highly motivated, organized, and capable of working independently.

  • Experience in providing exceptional customer service.

  • Ability to use property management systems and mobile technology for maintenance tasks.

  • Strong problem-solving skills and the ability to make decisions based on customer service needs.

  • Ability to lift and move up to 75 pounds and perform other physical tasks as required.

  • ·Must be available for on-call service as required, including after-hours emergency maintenance.


 

Salary Range:

$28-$34/hour
