Job Summary:
We currently have an exciting opportunity for an Operations Manager, Tenant Improvement who oversees the daily functions of their Tenant Improvement Project Managers assigned to their regions.
Key Responsibilities:
This person will assist in setting budgets, abstract leases, update tracking mechanisms, and find creative solutions to facilitate tenant openings in a timely manner. Locates and manages architectural and engineering firms as well as general contracting companies in preparation of Landlord work scope for inline retail space projects. Solicits bids from general contractors, performs bid vetting, and provides required reporting and updates Kite management team. The Operations Manager Tenant Improvement reviews tenant applications for Construction Allowances for payment projects.
Additional duties and responsibilities include the following:
- Daily oversight of the Tenant Improvement Project Managers assignments including workload; review of projects to ensure timely completion; aids issues and reporting of all projects.
- Verifies adequate information has been provided for all reporting mechanisms.
- Prepares and reviews building improvement estimates for inline retail space projects.
- Verifies and updates budgets due to concept or scope changes as detailed in final lease execution or field modifications.
- Solicits design proposals from architectural firms, contracts and manages the design process inline retail projects. Coordinate schedule and permit process to ensure lease required completion timelines.
- During the design and construction phases: Analyzes, reviews, and marks up plans; identifies potential constructability issues; identifies scope creep resulting in potential costs impacts; evaluates project condition risk issues; makes recommendations to the team to best address all the above situations.
- Looks for value engineering opportunities; analyzes for alternate means and methods as site specific existing conditions dictates, evaluates alternate materials to be used on a project.
- Participates or assists the estimating team as needed to ensure “Letter of Intent” language is accurate and timelines are achievable.
- Reviews and approves MRI Budget set up.
- Reviews Tenant Allowance submissions for accuracy.
Qualifications
Requirements:
- Bachelor’s Degree (B.A./B.S.) from a four-year college or university preferable; or a minimum of 7 years of related experience or the equivalent combination of education and training.
- Strong written and verbal communication. Able to present information effectively to various levels of managers, clients, and public.
- Oversight of Mangers, Preconstruction daily work with input from the Director.
- Mentor and provide career development of direct reports.
- Architects and General Managers are coordinated through this position.
- Proficient with Microsoft Project, Word, Excel, Bluebeam and estimating software. Experience using Procore, Salesforce, and Microsoft Teams strongly desired.
- Understanding of building materials, construction methods, and budgets.
- Read, interpret, and understand construction documents and lease work letters.
- Ability to conceptualize the future design of a space based on existing conditions.
- Sound working knowledge of project management principles.
- Attention to detail and accuracy with numbers.
