We are seeking a skilled and reliable Facilities Maintenance Technician to join our team and support the day-to-day operations of a commercial property. The ideal candidate has strong hands-on experience in plumbing, HVAC, electrical, and general building maintenance, along with a proactive approach to problem-solving. This role is essential in keeping our property operating safely, efficiently, and looking its best.


Schedule: Monday-Friday 7:00am-4:00pm


Key Responsibilities

Plumbing

  • Diagnose, troubleshoot, and repair plumbing issues such as clogs, leaks, and running fixtures.

  • Maintain and service toilets, sinks, showers, pumps, and water heaters.

  • Flush hot water heaters, clean aerators, and clear sediment traps.

  • Address sewage backups and coordinate professional plumbing services when needed.

  • Report unresolved issues and repair costs to management.

HVAC

  • Inspect and maintain HVAC systems for proper airflow and temperature balance.

  • Replace filters, clean condensate drains, reset float switches and breakers.

  • Monitor for unusual noises, odors, or performance issues.

  • Replace ceiling tiles damaged by condensation and adjust controls seasonally.

  • Coordinate with HVAC contractors for scheduled maintenance and repairs.

Electrical

  • Troubleshoot and repair outlets, lighting, and other electrical systems.

  • Replace light bulbs, ballasts, and reset circuit breakers as needed.

  • Maintain electrical components for building systems (e.g., pumps, speakers, signage).

  • Report complex issues and coordinate vendor repairs when required.

Grounds & Exterior Maintenance

  • Maintain clean and orderly grounds by removing trash, cigarette debris, and emptying exterior bins.

  • Oversee landscaping services, including mowing, trimming, fertilization, and seasonal planting.

  • Maintain irrigation systems—ensure proper scheduling, inspect heads, and unclog as needed.

  • Apply weed control, assist with snow/ice removal, and perform general exterior upkeep.

  • Assist with bird control and exterior cleaning of high-traffic areas.

Safety & Preventive Maintenance

  • Conduct routine safety checks of exit signs, emergency lights, and fire extinguishers.

  • Support scheduled inspections for fire panels, sprinklers, and backflow preventers.

  • Inspect and maintain parking lot lighting, signage, and walkways for safety.

  • Apply salt or de-icer during winter months as needed.

General Building Maintenance

  • Perform minor repairs on furniture, cubicles, flooring, and doors.

  • Assist with touch-up painting, hanging pictures, and assembling furniture or equipment.

  • Clean or coordinate power washing, window cleaning, and large spill cleanups.

  • Coordinate elevator, grease trap, and alarm system inspections and maintenance.

  • Replace stained carpet tiles and maintain flooring and wall finishes.

  • Support management with vendor coordination, repair documentation, and maintenance reporting.


Qualifications

  • 3–5 years of experience in building or facilities maintenance (commercial property preferred).

  • Working knowledge of HVAC, plumbing, electrical, and general maintenance practices.

  • Ability to troubleshoot and resolve a wide range of facility issues independently.

  • Strong communication and organizational skills.

  • Basic computer literacy for maintenance logs, reports, and email correspondence.

  • Must be dependable, safety-conscious, and able to prioritize tasks effectively.


Physical Requirements

  • Ability to lift up to 50 lbs, climb ladders, and perform physically active maintenance tasks.

  • Comfortable working both indoors and outdoors, in varying weather conditions.


Job Type: Full-time

Pay: $22/hr


Schedule: Monday-Friday 7:00am-4:00pm
