GENERAL JOB DESCRIPTION

As a senior member of the FGCC management team, the Director of Community Maintenance and Project Management is a senior leadership role responsible for the strategic oversight, planning, and execution of multiple capital projects as well as the coordination and quality of ongoing community maintenance operations.  This position integrates classic project management responsibilities with the supervision of maintenance, facilities, and community service teams. This position is responsible for establishing and executing goals and objectives for the Community’s Architectural Control, Roads & Bridges, Lakes & Dams, Sanitation, Garage, and Facilities Maintenance departments. The Director of Community Maintenance and Project Management is responsible for overseeing the development, operation, and maintenance of the Fairfield Glade Community infrastructure and public facilities. This includes managing essential services such as transportation, water, and, as well as public buildings, and fleet management. The Director ensures that public works projects and operations align with the community's needs, safety standards, and environmental regulations. The Director of Community Maintenance and Project Management will represent the Company to regulatory agencies, community and civic organizations, property owners/members and business associations.   

DUTIES AND RESPONSIBILITIES

  • Coordinates major activities through subordinates and assigned personnel.  
  • Analyzes and maintains the effectiveness of all operations under control.  
  • Provides leadership, direction, and guidance of all departmental activities.  
  • Schedules projects for Community Maintenance activities and responsible for overall project management.
  • Develop and direct the strategic planning of multiple projects, ensuring alignment with organizational and community objectives. 
  • Oversee short- and long-term capital improvement projects within the community, including scheduling, budgeting, and resource allocation. 
  • Establish and implement standardized project management methodologies, tools, and best practices for consistency and efficiency.
  • Lead project teams comprising internal staff and external contractors, overseeing the full lifecycle of projects from initiation through completion. 
  • Maintain project documentation, manage project schedules, and ensure that deliverables are completed on time, within scope, and on budget. 
  • Identify, evaluate, and mitigate project risks; implement contingency plans where necessary. 
  • Develop Community Maintenance Department Business Plan.
  • Execute Company policies.
  • Maintain regulatory compliance.
  • Liaison to the Lakes, Environmental, Property Standards, Architectural Control, and Trails Committees.
  • Correspond with State and local officials pertaining to Company and community activities.
  • .
  • Read blueprints and prepare technical reports, business letters, proposals, summaries, and reports.
  • Develop and maintain preventive maintenance program.
  • Develop annual budgets as well as manage budget throughout the year.
  • Oversees preparation of all capital and operational budgets.
  • Provide coaching, guidance, and support, set professional development plans to assist employees to reach their full potential.
  • Ensure the team delivers the highest standard of departmental, cross departmental teamwork and member service.
  • Other duties as assigned by the General Manager.

QUALIFICATIONS

  • Bachelor’s Degree from an accredited college or university in business administration, engineering, facilities management, or a related field
  • Project management certification (PMP or equivalent) strongly preferred
  • 7+ years of progressive experience in supervisory role     
  • Deep knowledge of project management principles, maintenance operations, budgeting, and compliance standards.
  • Strong organizational, communication, and leadership skills, with the ability to manage diverse teams and multiple concurrent initiatives.
  • Proficiency with project management and maintenance tracking software (e.g., MS Project, Smartsheet, IWMS). 
  • 5 years of management related experience in construction management, civil engineering, facilities management, or related field 
  • Registered Professional Engineer preferred

SAFETY

  • Follow all FGCC safety programs, safety guidelines, policies, and procedures. Wear, use and enforce all FGCC personal protection equipment (PPE) as needed on specific jobs and tasks. 
  • Be aware of chemical safety and be familiar with all pertinent Safety Data Sheets (SDS) of chemicals which are used in the workplace.     
  • Follow all FGCC safety rules including all local, state, and federal regulations as they pertain to work at FGCC.
  • Participate on Employee Safety Committee and facilitate safety meetings as required.
  • Participates on the Safety and Wellness Committee and coordinates the Risk Management Program along with coordinating safety programs.
