Maintenance Specialist
Position Overview: This role involves performing routine maintenance, addressing urgent repairs, and coordinating with contractors to maintain a high standard of living for all residents.
Key Responsibilities:
- Perform regular inspections of rental unit, including HVAC, plumbing, electrical, to ensure optimal performance.
- Conduct routine maintenance tasks such as painting, light carpentry, plumbing repairs, and electrical work.
- Respond promptly to maintenance requests from residents, resolving issues efficiently and with minimal disruption.
- Coordinate with external contractors for specialized repairs or large-scale projects; supervise work to ensure it meets building standards and deadlines.
- Maintain detailed records of maintenance activities, including work orders, repairs, and preventive maintenance schedules.
- Assist in emergency situations, providing swift and effective response to issues such as water leaks, power outages, and fire alarms.
- Ensure compliance with safety regulations, including proper use of equipment and adherence to building codes.
- Manage inventory of maintenance supplies and equipment, placing orders as needed to ensure readiness for any tasks.
- Communicate effectively with the property management team and residents, providing updates on maintenance activities and upcoming projects.
Qualifications:
- Proven experience in maintenance roles, preferably within rental communities.
- Strong knowledge of building systems, including HVAC, plumbing, electrical, and mechanical.
- Ability to troubleshoot and resolve a wide range of maintenance issues.
- Familiarity with safety regulations and building codes.
- Excellent organizational and time-management skills.
- Good communication and interpersonal abilities, with a focus on customer service.
- Physical ability to perform manual tasks, including lifting, climbing, and working in various environmental conditions.
- Certification in relevant maintenance or trade fields (e.g., HVAC, electrical) is a plus
