EPA Certified Apartment Maintenance Technician
About the Role
We are seeking a skilled and EPA Certified Apartment Maintenance Technician to join our property management team. This role requires hands-on HVAC experience, general maintenance skills, and a strong commitment to safety, compliance, and excellent customer service.
Key Responsibilities
- Respond to resident work orders promptly and professionally.
- Diagnose and repair HVAC systems per EPA Section 608 regulations.
- Perform plumbing, electrical, carpentry, painting, and appliance repairs.
- Conduct preventive maintenance to ensure system reliability.
- Maintain compliance with OSHA/EPA standards for hazardous materials.
- Monitor property for unsafe conditions and take corrective action.
- Maintain landscaping and cleanliness of exterior/common areas as needed.
- Participate in emergency on-call rotations.
- Use property management software and mobile apps to log work orders and manage inventory.
- Communicate clearly and professionally in writing and documentation.
Technology & Communication
- Demonstrate practical judgment and basic proficiency in using:
- Property management software
- Mobile applications
- Digital tools for logging work orders, updating records, and managing inventory
- Communicate clearly and professionally using correct language and grammar in:
- Emails
- Online platforms
- Written documentation
- Resident interactions and staff coordination
Work Hours
- Minimum of 40 hours per week
- Weekends as circumstances warrant
- On-call rotation for emergencies
Tools & Equipment
Must be skilled in the safe use and maintenance of:
- Hand Tools: wrenches, hammers, saws, snips, etc.
- Power Tools: drills, grinders, sanders, saws
- User-Moved Aids: dollies, hand trucks, ladders, hoists
- Mechanical Equipment: motors, pumps, compressors, augers
- Measuring Devices: voltmeters, gauges, pH tests, calipers
Physical Requirements
- Constant standing, bending, stooping, climbing stairs/ladders
- Frequent lifting (25–75 lbs); occasional lifting (75–150 lbs)
- Rare lifting over 150 lbs (with assistance)
- Frequent grasping, reaching, pushing/pulling
- Strong vision and hearing required for documentation and diagnostics
- Must be able to work in confined spaces and awkward positions
Qualifications
- High school diploma or GED required
- EPA Section 608 Certification required
- 1–2 years of apartment/property maintenance experience
- Additional certifications (CAMT, CPO, NATE) are a plus
- Basic understanding of electrical, hydraulic, and mechanical systems
- Valid driver’s license and auto insurance required

Working Environment
- Indoor work (66–100% of time); outdoor work (33–66%) in all conditions

- Frequent work in awkward/confined spaces
Safety Responsibilities
- Follow all company safety rules and procedures
- Use appropriate safety equipment at all times
- Report unsafe conditions immediately
- Understand safety features of all tools and equipment used
