Description

We are seeking a dedicated and experienced Residential Maintenance Operations Manager to oversee all aspects of residential and community association maintenance operations at EJF Maintenance Services. This role ensures that maintenance services are delivered efficiently, safely, and to the highest quality standards, while fostering strong relationships with property managers, board members, vendors, and residents. The Maintenance Manager supervises maintenance staff, coordinates vendor partners, and drives operational excellence through planning, resource management, and continuous improvement initiatives.


Duties:


Leadership & Supervision

  • Lead, coach, and manage the in-house maintenance team, ensuring accountability, professional development, and consistent performance.
  • Oversee scheduling and dispatching of technicians to ensure timely response to work orders, emergencies, and preventive maintenance tasks.
  • Promote a customer-focused culture by ensuring courteous, efficient, and professional service delivery.

Operations Management

  • Implement and oversee preventive and corrective maintenance programs across all properties.
  • Ensure all work is completed in compliance with safety codes, regulations, and company standards.
  • Monitor workflow to minimize downtime, reduce recall rates, and maximize efficiency.
  • Review and approve estimates, invoices, and vendor proposals for accuracy and cost-effectiveness.

Vendor & Client Relations

  • Coordinate with preferred vendors, contractors, and suppliers to deliver high-quality service.
  • Partner with property managers and HOA boards to ensure maintenance needs are clearly understood and executed.
  • Participate in board meetings and client calls when technical expertise or maintenance updates are required.

Budget & Resource Management

  • Assist with developing and monitoring maintenance department budgets.
  • Track costs, resource allocation, and performance metrics to meet financial targets.
  • Optimize use of materials, tools, and equipment to reduce waste and control costs.

Compliance & Safety

  • Enforce OSHA standards, building codes, and local/state/federal regulations.
  • Ensure technicians are trained and equipped with proper safety procedures and personal protective equipment (PPE).
  • Maintain detailed records of inspections, maintenance logs, and compliance reports.

Requirements

  • Proven experience in management or supervisory roles within facilities management or residential property settings.
  • Strong knowledge of building systems.
  • Proficiency in using CMMS software for maintenance management.
  • Excellent organizational, communication, and problem-solving skills.
  • Excellent leadership and customer service skills with the ability to motivate and manage a diverse team effectively.
  • Strong project management skills with the ability to coordinate multiple tasks simultaneously.
  • Proficient in English, both written and verbal communication skills are essential.
