About the Department
The Cosumnes Community Services District ("District") is seeking to hire a part-time Building Maintenance Aide in the Administrative Services Department - Facilities Management Division to join our team.
Position Description
Under close supervision, the Building Maintenance Aide performs a variety of maintenance tasks in the maintenance of District buildings including recreation centers, preschools, community centers, administration buildings, fire stations, training centers, office buildings and related facilities; and performs related work as assigned.
This is an entry level class in the Building Maintenance Section of the Facilities Management Division. Incumbents at this level assist in the full range of duties as assigned while working both independently and alongside senior level staff. Responsibilities include inspecting and attending to assigned areas in a timely manner and performing a wide variety of tasks in the maintenance and repair of assigned facilities and systems.
Typical working schedule will be approximately 20-25 hours per week. Actual hours assigned may be increased or decreased at any time, depending upon the needs of the program or department.
Salary Information
The salary range for the Building Maintenance Aide classification is between $23.25 - $25.50 per hour. The District typically appoints new employees at step 1 of the salary range. Consideration for an appointment higher than step 1 will be based on experience, education, or the need for unique skills or knowledge and shall be no more than the mid-point of the salary range.
Position Duties

- Assist senior staff in remodeling, repairing, and constructing such items as partitions, room additions, counters, tables, bookcases, plumbing, electrical, painting, roofs, and mechanical equipment;
- Make minor repairs to doors, windows, floors, furniture, gates, plumbing, electrical, drywall, roofs, and ceilings;
- Assist with moving, pickup, and delivery of furniture, materials, equipment;
- Leaf and debris removal from roofs, gutters, and sumps;
- Performs preventative maintenance for drains and sewers.
- Performs preventative maintenance on compressors, generators, and appliances.
- Operates and maintains construction related equipment, power tools, generators, trailers, and vehicles;
- Change light bulbs and HVAC filters;
- Provides courteous and professional service to all facility users, CSD personnel, and the public;
- Conducts work tasks safely and in compliance with Department safety standards and the District Injury and Illness Prevention Program;
- Reports all broken, damaged, or unsafe conditions to the senior worker on duty;
- Implements guidelines from District and Department policies and procedures manuals;
- Arrives on time and in proper attire/appearance as required by CSD guidelines;
- Keeps records and makes reports; uses a computer to enter and retrieve data and communicate electronically;
- Attends and participates in staff meetings and trainings;
- Provides assistance to supervisors and lead staff as required;
- Assists in the inspection of CSD maintained properties for vandalism and maintenance standards;
- May be required to work weekends, and holidays;
- May inventory, requisition, and maintain supply levels.
Minimum Qualifications
Any equivalent combination of training and experience which provides the required skills, knowledge, and abilities may be considered qualifying at the sole discretion of the District. The education or experience requirement may be modified or waived at the sole discretion of the General Manager. At least one of the education or experience requirements must be met; however, both requirements cannot be modified or waived. A typical way to obtain the knowledge and skills would be:
Education and Training:
- High School Diploma, GED or Equivalent Certification.
Experience:
- One (1) year experience or classroom training in construction or commercial building maintenance required. Including knowledge of construction related practices for trouble shooting and repair, and operation of equipment such as small gas powered tools, pneumatic and other electric hand tools.
Special Requirements:
- Possession of, or ability to obtain First Aid and CPR/AED certification within the first sixty (60) days of employment; certification must be maintained throughout employment;
- Must possess a valid California class “C” driver’s license with a satisfactory driving record as determined by the District and maintain it throughout employment.
- Must be 18 years of age or older
Knowledge of:
- Principles, practices, tools, and materials for maintaining and repairing buildings, facilities, and related items;
- Basic arithmetic including addition, subtraction, multiplication and division; calculation of decimals, ratios, percentages and fractions;
- Safe driving rules and work practices including, but not limited to, safe and effective use of hand and power tools, toxic chemicals, light and heavy equipment;
- The operation and minor maintenance of a variety of hand and power tools, vehicles, and light to heavy power equipment;
- Operational characteristics of specialized maintenance and repair equipment;
- Occupational hazards and safety equipment and practices related to the work, including the handling of hazardous chemicals;
- Applicable federal, state, and local laws, codes, and regulations;
- English usage, spelling, vocabulary, grammar, and punctuation;
- Modern office equipment including computer equipment and specialized software applications and programs;
- Techniques for providing a high level of customer service by effectively dealing with the public, vendors, contractors and District staff.
Physical Requirements:
- Mobility: occasional sitting and use of keyboard; frequent standing for long periods of time; frequent walking, standing, bending, stooping, squatting, kneeling, climbing ladders, crawling and twisting while performing field work; frequent pushing, pulling or lifting objects weighing up to fifty (50) pounds while performing maintenance and repairs, loading trucks with supplies and equipment, and assisting with special events; occasional walking on various types of surfaces including slippery or uneven surfaces;
- Vision: constant use of overall vision; occasional computer use; occasional color and depth vision;
- Dexterity: frequent repetitive motion; frequent writing and occasional typing; frequent grasping, holding and reaching; frequent operation of equipment such as, but not limited to, hand and shop tools, mechanic, plumbing, and carpentry hand and power tools, shovel, compressors, hoists, ladders, glazing and drafting tools, and pressure washer;
- Hearing/Talking: frequent hearing and talking in person, on the phone, and on a radio;
- Emotional/Psychological: frequent decision making and concentration, frequent public and/or coworker contact; occasionally works alone;
- Driving: ability to use fine and gross motor coordination for driving a variety of vehicles and equipment such as, but not limited to, car, pick-up, and equipment trailer.
TYPICAL WORKING CONDITIONS:
Work is performed in both indoor and outdoor environment on a year-round basis in various types of weather and temperature including seasonal conditions such as extreme weather conditions including heat, cold, and moisture. Frequent exposure to loud noise, vibration, dust, dirt, chemicals, grease, smoke, fumes, and other environmental substances. Depending upon assignment, positions in this classification may require travel to multiple work sites daily in a CSD vehicle. Some work is accomplished in an indoor office setting.
