We are seeking a Site Project Manager to lead our team supporting Fort Bragg (military experience not required). Our dedicated team has been supporting Fort Bragg with their energy efficiency and sustainability needs for over 20 years, primarily related to the Industrial Control Systems on base; HVAC Mechanical, HVAC Controls and BAS, Utility Metering, and other relevant systems and equipment.

As a Project Manager, you will:
- Serve as a primary on-site leader for execution on assigned projects, primarily related to commercial and industrial size HVAC mechanical and related control systems.
- Manage the selection, scope of work, procurement, quality and payment of project materials, vendors and subcontractors.
- Manage operational teams to drive excellence across multiple projects with Administrative, Technical, Quality Control, Safety and Project Management staff.
- Negotiates, prepares and issues subcontracts.
- Develop project schedules and execute them according to plan.
- Ensure that assigned projects are done safely, accurately, on time, billed within budget and within scope of the contract.
- Ensures work performed is in compliance with state, local and Federal legal requirements and operates on the job with the highest ethics.
- Adheres to and ensures project personnel and subcontractors adhere to all safety standards, internal policies, and US Army Corps of Engineers requirements regarding health and safety.
- Understand project and contract scopes; actively pursue growth opportunities that will help the customer achieve desired outcomes.
- Help prepare and approve cost estimates, contract terms & conditions, and technical responses to client requests for information, bids, and proposals.
- Ensure mechanics, technicians and subcontractors complete assigned work per established standards, and thoroughly communicate the services performed and completion criteria to customers.
- Complete timely and accurate project billing to maintain profitability goals and positive cash flow.
- Analyze financial reporting and project schedule to proactively address potential problems. Effectively communicates project progress, issues and financial status to leadership as required.
- Provide periodic project status updates, and monthly revenue, cost, and gross margin forecasts.
- Manage risk, establish project recovery plans, and resolve disputes to minimize escalation.
- Ensure project document controls and deliverables comply with contract requirements and Johnson Controls standards.
- Manages the selection, ordering, and delivery schedule of materials to be procured for the projects assigned.
- Coordinates customer-training requirements.
Required Qualifications:
- Project Management experience with projects related to commercial or industrial size HVAC mechanical equipment (chillers, boilers, Air Handlers, VAV’s, etc.) and related controls, BAS management, and/or Utility Metering Systems.
- Experience managing project financials (P&L management experience).
- Strong verbal and written communication skills. Must have the ability to communicate technical material to a non-technical audience.
- Proficient in Project Management software and financial accounting systems. Proficiency with Microsoft Project preferred.
- Strong personal computer working capabilities in MS Office (Excel, Word, Powerpoint) and basic Windows environment.
- Ability to obtain and maintain required government security clearances as needed. (This involves a background/character, criminal history, employment, and credit check.)
Preferred Qualifications:
- Experience working with projects including large HVAC mechanical equipment (chillers, boilers, etc.).
- Experience developing and implementing HVAC Direct Digital Control (DDC) systems, including programming, configuration, and visualization.
- Knowledge and proficiency integrating low voltage building sub-systems using various industry protocols (i.e. LON, BACnet, Modbus, etc.).
- Experience working with design packages and submittals.
- Experience reading and interpreting government contracts and government procurement standards.
- Experience managing multiple trades and subcontractors.
Preferred Education
- Bachelor’s Degree in Mechanical, Electrical Engineering, Construction Management, or a related field, or equivalent work related experience.
