GENERAL DESCRIPTION:

Reviewing loan documents, funding loan files, scanning loan documents, preparing packages to ship to investors and for in-house, clearing exceptions with investors, and handling all final documents.


  

ESSENTIAL FUNCTIONS OF JOB:

  1. Reviews all loan packages for acceptability prior to disbursement
  2. Review/clear all underwriting (added) conditions prior to funding a loan
  3. Reviews all loan packages received from title companies 
  4. Responsible for funding all loans, calculating all fee sheets and fees, and wiring out funds
  5. Responsible for paying and pulling all fees and certificates for govt. and conventional loans
  6. Responsible for clearing all conditions/exceptions with investors on shipped loans for purchasing
  7. Ensures files in Encompass are accurate for reporting for management

Requirements

POSITION QUALIFICATIONS:

  1. Thorough understanding of American National Bank and Investor regulations regarding funding of loans
  2. Ability to read and understand mortgage documents.
  3. Ability to maintain accurate records and prepare related reports
  4. Ability to use all office machines and proficiency in computer programs
  5. Accuracy in funding loan of utmost importance
  6. Ability to communicate with title company personnel, investors, agents, builders, and Bank personnel
  7. Extensive knowledge of mortgage lending requirements regarding legal matters, funding restrictions, etc.
  8. Ability to work under pressure, time management, attention to detail and work closely with other employees.
  9. A minimum of one year mortgage closing experience.

  1. COMMUNICATION SKILLS: Ability to read and understand documents such as policy manuals, safety rules, operating and      maintenance instructions and procedure manuals; ability to write routine reports and correspondence; ability to effectively communicate information and respond to questions in person-to-person and small group situations      with customers, clients, the general public and other employees of the organization.
  2. MATHEMATICAL SKILLS: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference and volume; ability to apply concepts such as fractions, ratios and proportions to practical situations.
  3. CRITICAL THINKING SKILLS: Ability to utilize common sense understanding in order to carry out written, oral or diagrammed instructions; ability to deal with problems involving several known variables in situation of a routine nature.
  4. SUPERVISION RECEIVED: Under general direction, working from policies and general directives; rarely refers specific cases to supervisor unless clarification or interpretation of the organization’s policy is required.
  5. PLANNING: Considerable responsibility with regard to general assignments in planning time, method, manner and/or      sequence of performance of own work; in addition, the work operations of a group of employees all performing basically the same type of work.
  6. DECISION-MAKING: Performs work operations which permit frequent opportunity for decision-making of minor importance      and also frequent opportunity for decision-making of major importance, either of which would affect the work operations of medium organizational component and the organization’s clientele.

PHYSICAL REQUIREMENTS and WORKING CONDITIONS:

While performing the essential functions of this job, this position is regularly required to sit or stand or talk; use of hands; use of arms to reach; may occasionally lift, move, push or pull up to 25 pounds. This position requires extensive use of the computer, requiring specific vision requirements including close vision, distance vision, peripheral vision, and the ability to adjust focus. This is an indoor position and the noise level in the work area is usually moderate. This position may involve periodic stressful conditions. Occasional adjustments to the work schedule may be needed to include overtime and evenings/weekends. This position may occasionally move from one work location to another location/branch

REQUIRED EXPERIENCE:

High school diploma or GED equivalent, and a minimum of one year mortgage closing experience. 

REPORTING RELATIONSHIP:

This position reports directly to the Senior Vice President/Mortgage Operational Manager. Senior Vice President/Mortgage Operational Manager reports to the Executive Vice President, Mortgage Division, who reports to the CEO of American National Bank & Trust.
