POSITION: Lead Facilities Specialist
Purpose
The job of Lead Facilities Specialist is performed for the purpose of leading and participating in the maintenance, cleaning, and repair of County Office buildings, facilities, grounds, and equipment to ensure a safe, clean, and orderly environment for students, staff, and the public. This position coordinates projects, communications, and personnel to meet County Office needs and assures smooth and efficient operations. It also includes training and providing work direction and guidance to assigned personnel.
This job reports to the Assigned Director/Manager.
Essential Functions
? Train and provide work direction and guidance to assigned personnel; develop staff schedules, assign duties, and review work for compliance with standards and procedures; provide input on personnel evaluations.
? Lead and participate in the maintenance, cleaning, and repair of County Office buildings, facilities, grounds, and equipment. Coordinate projects, communication, and staff assignments to support operational needs; address work order requests and prioritize response timelines.
? Participate in and oversee cleaning of classrooms, restrooms, offices, hallways, and other facilities; ensure waste and debris removal.
? Perform and oversee general maintenance and repair in carpentry, plumbing, HVAC, electrical, and other trades.
? Oversee grounds maintenance, including mowing, edging, irrigation, pruning, and fertilizing.
? Conduct routine inspections of buildings and grounds to identify maintenance, safety, and custodial needs.
? Maintain and test alarm systems; assist with hazardous material management, inventory, and reporting.
? Support regulatory compliance for asbestos, lead, and IPM programs.
? Assist with planning, design, and implementation of custodial, grounds, and maintenance programs.
? Provide technical expertise to management and contribute to policy and procedure development.
? Prepare and maintain records and reports, including work orders, inventory, and inspections.
? Coordinate with outside contractors and vendors as needed and inspect work for quality and compliance.
? Attend meetings, trainings, and workshops to enhance knowledge and stay current on regulations and best practices.
? Operate and maintain a variety of tools and equipment, including computers, hand and power tools, and maintenance vehicles.
? Schedule and approve all time off requests and timecards and coordinate the substitute pool for the purpose of ensuring coverage of duties at all times in all facilities.

Job Requirements: Minimum Qualifications
Skills, Knowledge, and Abilities
SKILLS are required to perform technical maintenance and leadership tasks. Competencies include safety compliance, task coordination, work order prioritization, and use of digital tools (e.g., Google, Excel, Incident IQ).
KNOWLEDGE of general maintenance, custodial practices, groundskeeping, building systems, safety standards, and state/federal regulations related to facilities operations is essential.
ABILITY to lead staff, manage schedules, evaluate priorities, operate equipment, maintain records, read blueprints and plans, and communicate clearly with diverse groups.
Responsibility
This position requires working independently while guiding and coordinating staff. It includes responsibility for assigning tasks, overseeing projects, maintaining safety compliance, and interacting with external contractors and stakeholders.
Working Environment
Work is performed indoors and outdoors with exposure to weather, noise, chemicals, and physical hazards. Frequent walking, standing, lifting (up to 75 lbs), bending, climbing, and use of hand/power tools are required.
Experience Job-related experience is required.
Education High School diploma or equivalent.
Equivalency Any combination equivalent to: graduation from high school and four (4) years of increasingly responsible experience in general maintenance, custodial operations, or facilities services. Experience must include a minimum two (2) years of experience in leading or supervising personnel. Specialized training in multiple trades (e.g., plumbing, HVAC, electrical) preferred.
The stated education and experience requirements are the preferred minimum qualifications for this job. However, relevant experience to substitute for the education requirement and relevant education, certificates and/or licenses to substitute for the experience requirement may be allowed.
