Background:
CPC’s Equity Investments platform invests CPC’s own capital into affordable, workforce, and transformational housing developments. Since 2017, our team has originated, acquired, and asset-managed a successful and diverse book of affordable housing investments—delivering strong mission-aligned and risk-appropriate returns. Our flexible investment thesis currently focuses on national opportunities around stabilized, cash-flowing properties, and our portfolio also includes funds and corporate capitalizations. We are currently exploring some new-construction opportunities.
Role Summary:
As part of the Equity Investments team, the AVP Asset & Investment Management acts as a strategic steward of CPC’s real estate investments, approaching each asset with an owner’s mindset. This role is responsible for identifying risks, uncovering opportunities, and driving performance across CPC’s equity portfolio. Collaborating closely with the VP and SVP, the AVP will help execute platform goals by monitoring asset performance, overseeing operating partners, and delivering high-quality reporting to internal and external stakeholders. While CPC is not typically the primary operating partner, we closely manage all of our investments and operating partners. This role requires a dynamic ability to analyze and oversee the development and operations of a real estate asset, the corporate operations of an operating partner, or the investment portfolio of a fund.
What You’ll Do:
This role creatively manages CPC’s Equity investment portfolio. The successful candidate will bring a positive, “get-it-done” attitude to all aspects of real estate development:
- Lead investment oversight by monitoring performance, analyzing key indicators, and identifying risks and opportunities across CPC’s equity portfolio.
- Drive capital events such as closings, dispositions, and refinancing, ensuring strategic alignment and financial optimization.
- Conduct site visits and partner meetings to maintain strong relationships and ensure on-the-ground insight into asset performance.
- Maintain and manage investment data systems, including tracking partner reporting and updating internal databases.
- Develop and maintain financial models for valuation, scenario planning, and strategic decision-making across the portfolio.
- Oversee budget and business plan review process for each asset; oversee short- and long-term financial projections of portfolio financial performance.
- Monitor construction progress of multiple rehab and preservation assets.
- Stay current on market trends and affordable housing dynamics through research, industry events, and competitive analysis.
- Work collaboratively with the investment team on new deals, including providing market and portfolio data and assisting with due diligence; prepare presentations for internal and external stakeholders.
- Represent the Equity Investment group on special projects and cross-departmental initiatives.
- Offer input on asset management and investment team strategy and goals.
- Communicate asset management progress, concerns, opportunities and issues to upper management and the Board (as needed).
- Identify operational opportunities and fresh ways to improve investments platforms.

Skills and Experience:
- Master’s degree and 5+ years of experience in real estate, urban planning, public administration, asset management, or business/finance is required. Alternative evidence of excellence in the field may be considered by CPC.
- Demonstrated passion for affordable housing, community development, or impact investing.
- Advanced Excel and financial modeling skills; able to build and analyze real estate proformas.
- Strong writing and communication skills; able to distill complex data into clear, actionable insights.
- Highly organized and detail-oriented; able to manage multiple priorities effectively.
- Self-driven project manager who thrives both independently and in collaborative environments.

This is a hybrid role where you will work from the Manhattan office two - three days a week. The salary range is $120,000 – $140,000, dependent on experience.
