Overall:
The Associate, Dispositions team is responsible for developing and executing on the company’s capital recycling goals, and reports to the VP Dispositions (National). This individual will be responsible for underwriting, leading due diligence, and executing on the national disposition program in order to fund acquisitions and accretive redevelopments. The role works in close partnership with the regional Presidents as well as regional leasing, redevelopment, and operations professionals to make the best capital allocation decisions (/sell/redevelop/hold).
Duties & Responsibilities:
- Perform complex financial analyses utilizing Excel and Argus software, including cash flow projections and sensitivity analyses
- Gather and evaluate economic, demographic and market data, including rent and sales comps
- Collect, review, and summarize property diligence reports, leases, legal documents, financial and operating information, property condition reports, and other due diligence materials
- Prepare and deliver to regional and senior management thorough investment packages for potential dispositions, effectively communicating investment recommendations and support for underwriting assumptions
- Serve as liaison for buyer diligence questions and manage due diligence and closing process
- Develop relationships with external parties, including brokers and oversee production of OMs
- Manage and mentor junior level transaction talent.
- Monitor relevant market activity to inform investment decisions
- Prepare detailed LOI forms for each disposition with any property-level considerations correctly reflected
Position Requirements:
- Bachelor’s degree in business, finance, real estate, economics or related experience
- 3 – 5 years of experience in Real Estate, with prior retail experience
- Advanced proficiency in Excel, PowerPoint and Word, and Argus Enterprise
- Work well in a fast-paced, collaborative environmental with an entrepreneurial feel
- Understanding of real estate investment and leasing fundamentals
- Well-honed and effective written and verbal communication and presentation skills
- A strong team player with excellent organizational skills
- Ability to organize and manage multiple projects, strong attention to detail, time management skills and personal initiative
- Demonstrated ability to review qualitative and quantitative information and translate into strategic deliverables and articulate complex concepts in a concise manner.
- Excellent interpersonal, communication and networking skills to effectively interact with senior management, brokers and other outside parties

The base salary range for this position has been established as $100,000-$125,000 PLUS participation in our annual cash bonus plan. This salary range represents the Company’s good faith and reasonable estimate of the range of possible compensation at the time of posting.
