Description
The Maintenance Coordinator is a hands-on leadership role responsible for overseeing and performing a wide range of maintenance and repair services. This position ensures the community maintains high cleanliness, safety, and curb appeal standards.
Schedule: Full-Time, Weekdays (8:00 - 4:30)
Primary Responsibilities and Duties:
- Manage and perform preventative maintenance programs for all systems: HVAC, water, electrical, fire alarms, plumbing, carpentry, painting, landscaping, etc.
- Complete work orders efficiently using TELS or a similar work order system
- Prepare resident apartments for move-in (e.g., painting, plumbing, appliances, carpet/drapes, drywall)
- Conduct weekly walkthroughs to identify maintenance needs
- Respond to emergency maintenance needs, including participating in the on-call rotation ? Handle special projects and repairs as directed by the Administrator
- Assist with equipment, freight handling, and furniture moving
- Maintain and repair of HVAC systems, plumbing, electrical system, building structures, and other facility infrastructure.
- Ensure compliance with federal state, and local regulations related to facility maintenance, safety, and environment health.
- Respond promptly to maintenance requirements and emergencies, troubleshooting issues, and implementing timely solutions to minimize disruption to facility operations.
- Collaborate with other departments, including nursing, administration, and dietary, to address facility maintenance needs and support resident care activities.
- Maintain cleanliness and organization in maintenance areas, storage rooms, and equipment, adhering to infection control and safety standards.
- Maintain material safety data sheets (MSDS).
- Investigate and address complaints received regarding poor maintenance services.
- Perform all other duties as requested by management.
Requirements
Job Qualifications:
- Minimum of 1 year of experience in facility maintenance.
- Experience with TELS or similar software
- Basic tech troubleshooting (TV, Cable TV, Cameras, Wi-Fi) desirable
- Fingerprint clearance card.
- Life Safety Knowledge.
- Conduct weekly walkthroughs to identify maintenance needs
- Assist with equipment, freight handling, and furniture moving
- Drywall, painting, basic plumbing, equipment maintenance skills.
- Must demonstrate integrity and professionalism.
- Maintain confidentiality of all proprietary and resident information.
- Adhere to all safety, sanitation, harassment, and compliance policies.
- Strong time management and organizational skills.
- Basic computer skills for logging maintenance activities.
- Strong technical knowledge and skills in HVAC, plumbing, electrical systems, carpentry, and general building maintenance.
- Excellent problem-solving skills and the ability to prioritize tasks, manage multiple projects, and meet deadlines in a fast-paced environment.
- Knowledge of regulatory requirements and safety standards governing facility maintenance and environment health.
- Effective communication and interpersonal skills, with the ability to interact professionally with staff, residents, families, and external vendors.
Facilities & Grounds
- Maintain interior and exterior of the building to ensure a polished, hazard-free environment
- Perform seasonal landscaping duties, including snow and ice removal
- Maintain common areas, sidewalks, signage, fences, parking lots, and traffic areas
- Monitor and promote energy and water conservation practices community-wide
Housekeeping & Support
- Support housekeeping team when needed
- Perform floor care (e.g., carpet shampooing, stripping and waxing)
- Assist with resident move-ins and move-outs
Physical Requirements:
- Work performed in a medical setting due to the need to maintain the facility and grounds.
- Ability to stand, walk, and move around the facility for extended periods.
- Physical stamina to perform manual labor, lift heavy objects, and operate equipment, tools, and machinery.
- Manual dexterity and hand-eye coordination for performing maintenance tasks, using hand tools, and operation equipment.
- Visual acuity and auditory ability to assess equipment, read maintenance manuals, and communicate effectively with staff.
- Ability to bend, stoop, kneel, and reach to access equipment, perform repairs, and maintain facility infrastructure.
- Ability to work at heights, including climbing ladders and accessing rooftop equipment, as needed.
- While performing the duties of this job, the employee may be exposed to hazardous chemicals, infections, waste, blood and body fluid, diseases, and conditions prevalent at the time.
- Maintain regular attendance and timeliness as set forth within the work schedule designated by the department supervisor/manager.
