CLACKAMAS COUNTY CHILDREN'S COMMISSION, INC. Facilities Manager
GENERAL OBJECTIVE: To coordinate and manage day-to-day facilities functions including construction and renovation projects, repairs, replacements, inspections, movement of furniture and supplies, landscaping, etc. while following all safety protocols.
ESSENTIAL FUNCTIONS:
- Manage, train, supervise, coach, and evaluate the performance of two full time Facilities/Maintenance staff.
- Assess facility needs evaluate and prioritize maintenance requests to determine assignments/scheduling and determine when projects should be contracted out.
- Create maintenance schedule and coordinate facility repairs.
- Coordinate and complete internal work order requests; coordinate and complete annual facilities preventative projects (i.e. floor cleaning; wood staining).
- Use internal work order system to receive, prioritize, assign, track work requests.
- Report open workorders, closed workorders, outliers and trends to Operations Director.
- Coordinate and complete assigned construction and renovation projects, repairs, or replacements to include, but not limited to, framing, drywall, painting, replacing plumbing fixtures, electrical fixtures, etc.
- Prepare and coordinate job bids, repair costs, and estimates.
- Organize and maintain appropriate documentation for all facilities and maintenance jobs, projects and equipment.
- Coordinate and perform routine emergency repairs and maintenance at all sites as needed.
- Monitor and evaluate the quality and completion of jobs.
- Coordinate and complete the moving of classroom/office furniture and supplies within and between centers to support staff changes, remodels, and program expansion/changes.
- Perform routine inspections/monitoring of assigned facilities as scheduled; conduct facility inspections/assessments for potential new buildings.
- Collaborate with employees, vendors, contractors, and community partners on projects related to facilities and maintenance.
- Demonstrate current health and safety practices during all projects and work-related tasks.
- Coordinate and update agency’s pest control management policy.
- Coordinate, perform and document maintenance for agency-owned vehicles.
- Obtain and maintain small water systems license in order to properly monitor water systems at agency-owned centers.
- Assist to ensure the proper operation of security systems at agency-owned centers. Act as primary point of contact with the alarm monitoring company to respond to any security issues at centers.
- Create and implement a system to ensure agency vehicles are properly maintained and ready for staff use.

In consultation with your supervisor, develop professional work goals and training plan. Participate in training as requested.
Physical Requirements:
- Ability to pass a pre-employment physical which will test for:
- Ability to, without assistance, consistently lift, push, pull, or carry up to 50 pounds; frequently move items up to 75 pounds
- Ability to, with assistance, occasionally move items 75 – 100 pounds; seldom move items over 100 pounds
- Ability to crouch, bend, kneel, sit, stand, twist, and reach
- This position entails:
- Movement throughout multiple work locations in different buildings. Will need to travel to a city or town other than assigned work location.
- Stand or sit at a workstation frequently during each shift.
- Regular crouching, bending, kneeling, standing, twisting, reaching, climbing, work from ladders at various heights, and operate a variety of hand and power tools. Occasionally work in confined spaced or under other adverse conditions and complete work under pressure to meet critical time frames.
- Push or pull a cart or hand truck.
