Ironstate Properties, a leading developer and manager of luxury residential real estate, is currently seeking a reliable and dedicated Superintendent for one of our premier properties in New York, NY. This is a full-time position located in a high-rise commercial building with retail space on the ground floor.
We’re looking for someone who embodies professionalism, responsibility, and a strong work ethic. As Superintendent, you will be essential in upholding the building’s operations and ensuring a clean, safe, and well-maintained environment that reflects our commitment to excellence.
Rate range: $36.06 - $48.00/hour
Responsibilities include but are not limited to:
- Perform and supervise a wide variety of maintenance and repair tasks, including plumbing, electrical, HVAC, and carpentry.
- Ensure common areas like lobbies, hallways, exterior grounds, and amenities are kept clean and in good repair.
- Maintain records of maintenance work, inspections, and expenses. Assist with budgeting and ordering supplies.
- Act as the primary point of contact for tenant requests and concerns, responding in a professional and timely manner.
- Be available 24/7 to respond to urgent issues, such as power outages, leaks, and fire emergencies.
- Hire, train, and supervise maintenance and custodial staff. Coordinate with outside contractors for major projects and repairs.
- Regularly inspect fire alarms, smoke detectors, fire extinguishers, emergency lights, and fire doors to ensure they are functional and properly maintained.
- Conduct periodic inspections to identify and remove potential fire hazards, such as blocked exits or improper storage of flammable materials.
- Implement and maintain an official fire safety plan for the building, which includes clear emergency procedures and evacuation routes.
- In the event of a fire or other emergency, staff the building's fire command station and direct the evacuation of occupants according to the fire safety plan.
- Organize and conduct fire and evacuation drills for both building staff and tenants. Train new employees on fire safety protocols.
- Serve as the point of contact for the fire department and other regulatory bodies, ensuring the building remains compliant with all fire codes.
- Maintain up-to-date fire safety logs, inspection records, and other required documentation.
- Carry out additional responsibilities as directed by management.
Requirements:
- Must have LFSD certificate for NYC.
- 5+ years of experience in building maintenance or a related field is preferred.
- Have in-depth knowledge of general building maintenance, including HVAC, plumbing, and electrical systems, along with expertise in fire protection systems.
- Clearly communicate with tenants, contractors, management, and emergency services.
- Effectively supervise a team, manage projects, and lead emergency response efforts.
- Efficiently identify and address both routine maintenance issues and unexpected emergencies.
- Meticulously inspect equipment and maintain accurate safety records.
