Key Responsibilities
• Facilitate discussions on designed systems with Owners & Design Engineers.
• Procure and provide alternative solutions for design and equipment.
• Lead the buyout process for all MEP subcontractors on the project. This shall include developing scope of work bid comparisons, reviewing and leveling bids of all subcontractors, conducting scope reviews, and awarding the selected subcontractor.
• Manage & review all MEP submittals to ensure compliance with contract documents.
• Manage the BIM coordination process & meetings as the operations lead. Manage the overall BIM coordination timeline & track BIM coordination progress, coordinate with the WEO BIM coordinator to help resolve any issues, track major clashes & design issues, and deconflict issues between trades as needed in BIM coordination meetings.
• Manage all RFIs related to MEP issues.
• Provide day-to-day field supervision and coordination for all work of MEP subcontractors.
• Scheduling: Determine the sequencing of work activities and manage subcontractors to follow the sequence. Provide input to the superintendent on MEP durations and sequencing.
• Monitor, review, and sign T&M field work order tickets from MEP subcontractors.
• Observe and report any safety concerns with any trade during jobsite walks.
• Manage the MEP trades to ensure QAQC and that the work performed meets the requirements of the drawings and specs and that all work is completed per their contract.
• Manage all MEP quality assurance & quality control for the project. Includes completing all necessary pre-install meetings, first delivery inspections, first installation inspections, pre-closure inspections, non-conformance items, field observations.
• Review all drawing changes issued for MEP design changes. Coordinate pricing requests with the Project Engineer and review all MEP subcontractor pricing for accuracy and completeness.
• Manage the startup & commissioning process to ensure all equipment startup and documentation is completed. Coordinate all required action items with the MEP Engineers and Commissioning Agent.
Skills, Knowledge and Expertise
• Coordination – has the ability to plan and effectively coordinate complex projects with sophisticated MEP systems.
• Subcontractor Management – can effectively manage subcontractors, including problem resolution, coordination between trades, and buy-in to O’Neil’s management of the project.
• Financial Understanding - understands project cost reporting systems and can use them to accurately communicate the financial status of a project.
• Client Relationships – establishes positive relationships with clients.
• Estimating – can participate in developing bid strategy, and GMP development. Can develop sub bid packages, negotiate, and award subcontracts.
