We are seeking a skilled and proactive Maintenance Director to oversee all maintenance operations for our apartment community in New York. This position is responsible for managing the physical upkeep of the property, ensuring compliance with all regulatory requirements, maintaining vendor contracts, executing hands-on repairs, and implementing cost-effective solutions that enhance resident satisfaction and property value.
Key Responsibilities:
Contract Management:
Maintain and manage all vendor and service contracts, ensuring quality performance, compliance with terms, and competitive pricing.Repairs & Updates:
Perform and oversee hands-on repairs, renovations, and preventive maintenance of apartment units, common areas, and building systems, ensuring high-quality workmanship and timely completion.Regulatory Compliance:
Ensure the community remains in full compliance with all applicable New York State Department of Health (NYSDOH) regulations and other relevant building codes and safety standards.Budget Oversight:
Develop, manage, and monitor the annual maintenance budget. Identify and implement cost-saving measures without compromising service quality.Team Leadership (if applicable):
Supervise and schedule maintenance staff, provide training and support, and ensure a safe and efficient working environment.Emergency Response:
Be available for emergency maintenance situations, including after-hours issues, and ensure rapid response protocols are in place and followed.
