Job Title: Commercial Maintenance Technician

Department: Property Management

Reports to: Property Manager and Director of Facilities

Exemption Status: Non-Exempt


This position is a full-time employment opportunity to perform maintenance services to the commercial real estate portfolio that Holladay Properties is involved in managing in the Northwest Indiana area. The Maintenance Tech’s primary responsibilities include installing, maintaining, and repairing machinery, equipment, physical structure, and other systems for the health and well-being of clients, visitors, and staff. The Maintenance Tech assists in maintaining an environment that complies with life safety codes and policies, and procedures. The Maintenance Technician must be knowledgeable of pertinent laws, EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and Freon. The position requires the ability to make sound decisions, sometimes in a short amount of time, while keeping the best interests of Holladay Properties in mind at all times. This position requires a strong knowledge of building maintenance and extreme mobility. Flexibility is a must in this position because an ordinary day can change very quickly as events occur at many different sites.


Compensation:

The Maintenance Technician's compensation will be based on experience and qualifications. Depending on market conditions, this range is subject to local, state, and regional dynamics and may be adjusted up or down. Health Insurance and Paid Time Off benefits become available for full-time associates after 90 days of employment.

Essential Duties and Responsibilities include but are not limited to the following:

  • Perform routine maintenance and repairs on buildings and grounds, including plumbing, electrical, HVAC, and carpentry work
  • Maintain and perform service as needed for the property’s preventive maintenance program
  • Respond to service requests from tenants and property management staff in a timely and professional manner
  • Complete maintenance for make-ready unit turns
  • Interact with tenants, customers and the general public in a polite manner
  • Possess strong communication skills and provide excellent customer service
  • Handle and operate hand tools, power tools, and motorized lawn equipment
  • Perform fire pump and other safety inspections on a regular schedule
  • Control inventory and communicate with other associates when supplies are needed
  • Maintain, clean, and organize common areas and garbage enclosures
  • Perform grounds and landscape duities as needed or requested
  • Remove snow and ice throughout the property if needed, including shoveling and blowing snow away from covered walkways and driveways, and laying rock salt atop icy surfaces to prevent slipping
  • Perform administrative tasks, such as keeping track of purchase card receipts and expenses
  • Conduct regular inspections of units and common areas to identify and address maintenance needs
  • Ensure work is in compliance with safety regulations and building codes, such as fire controls, life safety, and security


Physical Demands:

  • Able to perform repairs on buildings and lights at heights up to 30 feet
  • Able to travel up and down three flights of stairs during the workday transporting up to 80 pounds
  • Able to help remove snow from sidewalks, steps, and driveways as needed (8 hours or more)
  • Able to tolerate temperatures of 100 degrees or more and below-freezing temperatures while working outdoors
  • Able to inspect rooftops effectively
  • Able to kneel, crouch, crawl, reach, push, or pull up to 80lbs
  • Able to maintain mobility to complete job tasks in adverse conditions (rain, snow, heat, cold)
  • Able to effectively use a ladder


 Requirements:

  • Valid Driver’s license, proof of insurance, and clean MVR report
  • Reliable transportation
  • Must not pose a direct threat to the safety and health of himself/herself or others
  • Ability to read and follow instructions, warnings, procedures, etc.
  • Effective and professional communication both orally, in writing, on a cell phone, and computer
  • Must be available to work evenings, weekends, and be on-call
  • Ability to follow company procedures regarding proper key control
  • Possess excellent customer service skills
  • Maintain a professional appearance
  • Ability to manage multiple projects and meet crucial deadlines
  • Communicate effectively within different capacities throughout the day
  • Ability to work independently and as part of a team
  • Strong knowledge of plumbing, electrical, HVAC, and general carpentry
