We are looking for a dynamic and experienced Maintenance and Construction Manager to oversee and lead our construction projects and maintenance operations company-wide.

Job Summary


We are seeking a highly organized and experienced Maintenance and Construction Manager to lead the planning, execution, and quality control of construction projects and multifamily property maintenance operations. This role requires a systems-driven leader who can hold teams accountable, optimize labor utilization, and ensure all tasks are completed efficiently, safely, and on budget. The ideal candidate will work closely with executive leadership to ensure field execution aligns with company-wide initiatives, refine onboarding and operational processes, and proactively reduce expenses and improve asset performance. They will oversee a team of high-level field personnel, including Maintenance Supervisors, Senior Technicians, and CapEx and Maintenance Specialists.

Key Responsibilities


Construction Management
  • Oversee major renovation and value-add construction projects, including full-gut rehabs, mechanical rough-ins, and finish work.
  • Manage project timelines, budgets, and subcontractors to ensure quality, speed, and cost-efficiency.
  • Coordinate with architects, engineers, and consultants to review plans, resolve issues, and align execution with project scope.
  • Ensure all work complies with building codes, safety standards, and project specifications.
  • Support pre-construction planning, labor allocation, vendor bidding, and material procurement.
  • Conduct regular site walks to verify progress, quality control, and job site safety.
Maintenance Operations Oversight
  • Lead and manage day-to-day operations of the property maintenance division across all Sharpline communities.
  • Implement and enforce KPIs for response times, quality of work, labor efficiency, and preventative maintenance.
  • Implement systems for work order tracking, unit turn processes, and vendor coordination.
  • Hire, train, onboard, and supervise maintenance technicians and vendors.
  • Lead the rollout of maintenance SOPs, emergency protocols, and recurring task procedures.
  • Identify areas for cost reduction and revenue growth through smarter systems and vendor oversight.
  • Ensure routine and preventative maintenance is carried out for HVAC, roofs, drainage, and plumbing systems.
Resource & Team Management
  • Strategically allocate labor, materials, and equipment across both maintenance and construction tasks.
  • Measure and improve labor utilization across work orders, unit renovations, and CapEx projects.
  • Directly oversee and support a tiered team of field leaders, including Maintenance Supervisors, Senior Technicians, and CapEx/Maintenance Specialists to ensure alignment, accountability, and execution of company standards.
  • Assist in recruiting and developing internal talent, including providing coaching and growth opportunities.
  • Refine onboarding protocols for new team members and enforce performance standards.
  • Document and execute employee accountability procedures, including coaching conversations, verbal warnings, and formal write-ups as needed.
  • Maintain strong vendor relationships, negotiate pricing, and ensure timely delivery of services and materials.
Reporting & Communication
  • Provide regular updates to executive leadership on project timelines, labor utilization, maintenance KPIs, and CapEx progress.
  • Maintain detailed documentation of construction progress, maintenance tracking, and field issues.
  • Act as a key communication hub between the field and the VP of Field Operations, ensuring alignment of strategy and execution.
Compliance, Risk & Quality Control
  • Ensure adherence to OSHA, building codes, and company safety and quality standards.
  • Identify and mitigate risks proactively with well-defined action plans.
  • Conduct audits, property walks, and inspections regularly to uphold asset integrity and operational consistency.

Skills, Knowledge and Expertise

Qualifications

  • Bachelor’s degree in Construction Management, Facilities Management, or a related field preferred
  • 5+ years of experience in construction project management and multifamily/property maintenance leadership
  • Proven ability to build, implement, and improve operational systems and workflows
  • Strong familiarity with property and project management tools (e.g., AppFolio, Procore, CMMS platforms)
  • Comfortable adopting and managing digital tools for task tracking, KPI reporting, and communication
  • Experience using technology to increase team efficiency and reduce operational friction
  • Working knowledge of building codes, safety regulations, and fair housing compliance
  • Strong leadership, communication, and conflict resolution skills
  • PMP, OSHA 30, or related certifications a plus
