Job Title: Maintenance Technician / Boiler Operator

Schedule: Full Time, 40 hours per week; Daytime - Monday to Friday – 8 AM-4:00 PM

 and emergent night/weekend hours required.

Essential Functions

Under direction of the Property Manager, the candidate will perform varied simple and moderately

physically strenuous tasks involved in cleaning and maintaining the Association buildings and

grounds. The candidate will also run, maintain, and turn off the boiler system.

The candidate will assist in making general repairs and maintenance to buildings and/or equipment and other related duties as required.

The examples of duties and responsibilities below are intended to describe the general nature

and level of work to be performed by individuals in this position, rather than an extensive list.

·         Run the boiler system during required month of operation

·         Light plumbing and electrical work (such as bleeding radiators, changing smoke detectors, changing light fixtures)

·         Assist in making repairs to buildings or equipment.

·         Ability to perform basic painting

·         Ability to perform basic carpentry work

·         Perform varied simple and moderately physically strenuous tasks involved in cleaning

and maintaining offices, bathrooms, buildings, and grounds.

·         When necessary, carry & set up ladders, work from ladders, or work on the roof.

·         Dispose of trash, recycling, and other materials to keep space safe.

·         Perform additional salting of walkways to supplement vendor during Winter season.

·         When assigned, move objects weighing about 50 pounds.

·         Other duties, as assigned.

Knowledge, Skills, and Abilities

·         Knowledge about boiler systems and their fueling, firing, maintenance, & repairs.

·         Knowledge about fire & building maintenance and repairs.

·         Ability to work collaboratively with co-workers and a diverse & varied resident base.

·         Ability to undertake repairs and maintain equipment.

Qualifications

·         Black Seal Boiler Operator License.

·         Minimum of two years’ experience in facilities maintenance.

·         High school diploma.

·         Valid NJ Driver’s license.

Compensation

Starting salary: $27 – 33.50 per hour depending on experience; health benefits included
