Position Duties

THE JOB

The Equitable Development Initiative (EDI) addresses displacement and the unequal distribution of opportunities to sustain thriving communities across Seattle. The EDI funds and advances community-led development for ownership projects that reduce displacement pressures and promote inclusive growth. EDI grantees create vibrant cultural anchors, foster economic opportunity, and help increase access to jobs, services, and amenities that help people and communities thrive.

The EDI team is recruiting for an Equitable Development Real Property Specialist. We are seeking applicants who combine equity-based values and an anti-displacement alignment with expertise in complex real property transactions, due diligence evaluation, and supporting and monitoring contracts for compliance.

Your primary focus will be on three areas:

Transactions – performing due diligence and risk analysis of complex real property activities and for real estate transactions (e.g., Purchase and Sale agreements, researching title, evaluating appraisals, reviewing environmental and zoning reports, reviewing surveys, pulling County records, site investigations, and mapping)

Contracting – support project managers with real estate contracts and security document preparation, and coordinate work with the City Attorney’s Office in connection with contracts, workflow, and process improvements.

Monitoring and Compliance – support contract monitoring and compliance, including tracking and ensuring compliance for insurance, annual reports, and organizational good standing.

To be effective in this role, you have:

  • Experience with Real estate transactions and development, or underwriting real estate or construction lending
  • Performed complex real property analysis and due diligence evaluations accurately
  • Thoroughly researched and reviewed real estate documents to determine risk and presented your findings
  • Worked with teammates to support contract creation, monitoring, and compliance
  • Communicated clearly and respectfully with colleagues who have differing levels of real estate and contracting expertise
  • Strong judgment in applying rules and communicating recommendations in ways that center community voices and align with rules
  • Planned for and managed workflow peaks and deadlines for yourself and consultants
  • Invested time and attention to detail in your work and work products
  • Personal or lived experience with planning, housing, or community development issues or challenges
  • A certificate in Commercial Real Estate or Paralegal Studies, combined with real estate transaction experience, would be helpful in this job

Minimum Qualifications

In addition to the skills and abilities listed above, this job requires the following or a combination of experience, training, and education that provides an equivalent background to perform the job:

Five years of experience in planning, research, or analysis related to land use, real estate transactions and development, real estate or construction lending, urban economics, human services, environmental issues, conservation, or other work directly related to City planning and development or capital project activities.

Four years of experience in planning, research, or analysis related to land use, real estate transactions and development, real estate or construction lending, urban economics, human services, environmental issues, conservation, or other work directly related to City planning and development or capital project activities and an associate’s degree in planning, urban design, environmental studies, public administration, or a related field.

Requires three years of experience in planning, research, or analysis related to land use, real estate transactions and development, real estate or construction lending, urban economics, human services, environmental issues, conservation, or other work directly related to City planning and development or capital project activities and a bachelor’s degree in planning, urban design, environmental studies, public administration, or related field.

Other Qualifications

This job is classified as a Planning & Development Specialist, Senior, and is represented by a Collective Bargaining Agreement with PROTEC17 – Professionals Unit.  The salary range is $54.28 - $63.26. Personnel Rules will determine the salary placement of current regular City employees. New employees start at Step 1 in this 5-step salary schedule. 


This position offers the flexibility of a hybrid work schedule. Individual schedules will be based on agreement between the employee and management.
