To learn more about us, please visit our website: .Building Engineer - AKDHC AdministrationThe Building Engineer is responsible for providing general maintenance and repairs for AKDHC’s portfolio of medical offices and surgical centers, managing the company’s work order system, establishing and maintaining a preventative maintenance schedule for each office, assisting with various assigned responsibilities on new construction and tenant improvement projects, and providing support to other divisions of the company as required. Duties and Responsibilities:Roving Maintenance Support - Act as roving engineer handling all maintenance issues (in-house or utilizing preferred vendors) and performing preventative maintenance for all AKDHC medical offices, surgical centers, and the administration office.Perform basic electrical repairs such as replacing light fixtures, ballasts, switches, and outlets.Conduct light plumbing work including unclogging drains, repairing faucets, toilets, and water supply lines.Handle minor carpentry tasks such as repairing doors, locks, hinges, cabinetry, and shelving.Patch and paint walls, ceilings, and trim as needed.Inspect and maintain HVAC filters, thermostats, and belts; coordinate with HVAC contractors for major service.Perform roof inspections and coordinate with original roofing contractor for leak repairs.Complete flooring touch-ups such as tile replacement, grout repair, and carpet patching.Pressure wash sidewalks and exterior areas.Respond to emergency situations during or after hours to resolve immediate safety or facility concerns.Maintenance Request Management - Receive and manage maintenance requests submitted via email:Determine if repairs are AKDHC’s or the landlord’s responsibility.Assess whether issues require outside professional services or can be resolved in-house.Schedule repairs with preferred vendors when required.Follow up with office personnel to confirm completion and satisfaction.Preventative Maintenance Scheduling - Develop and implement a preventative maintenance program for each office, including:Regular inspection and servicing of HVAC, electrical, plumbing, and fire/life safety systems.Routine checks of medical gas lines, backup generators, and facility alarms.Establish inspection cycles for roofs, parking lots, and exterior building elements.Vendor Coordination - Maintain and update a listing of preferred vendors for all maintenance and repair services.Safety and Compliance - Create and ensure a safe work environment by staying informed on safety best practices.Develop an OSHA safety compliance handbook for offices.Provide safety training to staff, including fire/life safety and emergency evacuation procedures.Technical and Project Support - Read technical diagrams and assist with project planning and execution.Support installation and maintenance of complex building systems.Identify defects and recommend corrective actions.Assist with tenant improvements, remodels, and construction projects.Supply Management - Maintain adequate stock of tools, parts, and repair materials.Other Duties - Perform additional tasks as directed by management to ensure facilities remain in good condition and compliant with company standards. Job Skills and Knowledge:Ability to write and speak effectively; provide verbal and written reports as needed.Ability to work collaboratively in a team environment.Ability to maintain effective working relationships with individuals from varied economic, educational, and cultural backgrounds.Knowledge of emergency procedures related to fire, life, and safety.Ability to act calmly and responsibly in emergencies.Strong organizational and time management skills; ability to prioritize multiple tasks.Dependable, reliable, self-sufficient, and able to perform duties with minimal supervision.Strong communication skills and ability to coordinate with colleagues and vendors.Capable of working with facilities staff, vendors, and internal divisions on project goals and development. Education and Experience:Must be at least 21 years of age. A high school diploma or GED is preferred.Valid AZ driver’s license required; must provide a 39-month MVR report.Minimum of five years’ experience with construction and maintenance equipment and hand-held power tools.Previous general landscaping and maintenance experience required. Physical Demands: While performing the duties of this job, the employee may be required to work outside for an entire shift or extended periods of time. Duties involve walking, using hands and fingers to handle or feel, performing repetitive motions, reaching, talking, and hearing. The role also requires sitting, climbing, balancing, bending, stooping, lifting, carrying, pushing, kneeling, crouching, or crawling. Employees must regularly lift and/or move 30 pounds and occasionally lift and/or move up to 75 pounds. Working Conditions: Work is performed both outdoors and indoors, including in extreme weather conditions such as heat and direct sunlight. Exposure to fumes and construction-related environments is common. The noise level is usually moderate to loud. Extended hours and irregular workdays may be required.
