About the Department

EMPLOYMENT TERMS: Full-time position
PRIMARY DUTY: The Assistant Director of HVACR (heating, ventilation, air conditioning & refrigeration) Operations is responsible for leading and executing an industry-standard campus-wide maintenance program for the ongoing maintenance, optimization, indoor air quality, energy efficiency, and occupant thermal comfort. This position leads a work force of approximately 10 - 15 employees in support of approximately 2.4 million square feet of facilities.
Position Duties
ESSENTIAL FUNCTIONS:
1. Provide overall direction and leadership for the ongoing enhancement of an effective comprehensive HVACR maintenance program and its automated building controls.
2. Provide impactful and inspirational leadership aimed to maintain a highly productive, skilled, trained, motivated, positive, responsive, and team-oriented HVACR supervisory and maintenance staff, intently focused on customer service and facilities stewardship.
3. Perform condition assessments of HVACR equipment to inspect in-progress and completed work performed, identify deficiencies which warrant generating of work orders or adjustments to preventative maintenance schedules, and/or conditions which warrant prioritization of future capital planning and/or documented updates to the deferred maintenance tracking
4. Maximize the utilization of allocated resources through determination, creativity, prudence, standardization, inventory, setting of high expectations and standards, processes, scheduling, and monitoring on a sustained basis.
5. Provide for the monitoring and adjustments of automated building controls to ensure proper functioning of HVACR systems, optimization of energy efficiency, and for adjustments when necessary to accommodate campus spaces for special/large events.
6. Work collaboratively with the Operations and Capital Programs teams regarding identification, prioritization, planning, and execution of capital HVACR-related capital projects as well as through input and review of construction-related documents prior to award, interface through the construction phases, and managing post-construction warranties.
7. Provide direction, guidance, and coordination for emergency/urgent installations, repair
services by outsourced companies to ensure satisfactory results and minimization of campus disruption.
8. Ensure prudent use of allocated resources for equipment, supplies, and services following purchasing guidelines.
9. Maximize workplace safety while minimizing institutional liability through compliance with industry-standard safe work practices, procedures, and protocols, along with strict adherence to federal, state, and local regulations, codes, policies, and laws.
10. On occasions, may assist the Director of Facility Services and serve in such capacity during the Director’s absence.
11. Contribute to the overall success of Facility Services.
12. Perform other duties as assigned.

Minimum Qualifications
REQUIREMENTS:
Education/Experience: Bachelor’s degree (preferably in the engineering discipline related to the area of assignment) and eight years of recent supervisory/management experience specific to capital construction-related HVACR installations/upgrades or leading HVACR operations in a large multi- building institutional or commercial setting.
Certification/License: Valid driver’s license. Have or be able to complete OSHA 10 and Asbestos Supervisor-level certification within 6 months of employment
Skills & Abilities: Effective leadership in providing direction and technical expertise of HVACR corrective and preventative maintenance work; ability to troubleshoot and resolve complex mechanical and operational issues; proficiency in reading, reviewing, and analyzing engineering and construction documents; knowledge of construction standards, building codes, and regulatory requirements; high-level analytical, problem-solving, and decision-making abilities; proficient in business management software and building automated control platforms; abilities to influence, motivate, and inspire others; strong interpersonal skills; defining problems, establishing facts, and drawing valid conclusions; strong analytical and decision-making skills; managing situation requiring diplomacy, fairness, firmness and sound judgement; customer service oriented; organized and coordinated to meet deadlines in a fast-paced environment
Other Qualifications
WORKING CONDITIONS: Work area involves a typical office environment, but also moderate discomfort and/or risk associated with dangers with mechanical equipment, confined spaces, heights, extreme heat and cold. Required to respond to emergencies after regular working hours and on weekends. Typical work hours are 8:00am – 5:00pm M-F. This position is considered essential staff. Essential staff provides services that relate directly to the health, safety, and welfare of the University, ensure continuity of key operations, and maintain and protect University properties. Should the University close for any reason, essential staff will report to work as usual.
SUPERVISORY RESPONSIBILITIES: Direct supervisory responsibilities include the HVAC Supervisor
EQUIPMENT/MATERIALS USED: Personal computer, telephone, copy machine. May occasionally utilize hand tools, meters, gauges, and other equipment items associated with maintenance work. Must maintain personal cell phone
TYPICAL PHYSICAL DEMANDS: Physical exertion including standing, climbing, bending, stooping, and lifting of objects up to 50 pounds
