About the Department
This role is essential in safeguarding the health, safety, and comfort of the public through the enforcement of building regulations and standards.
Position Duties
•Perform inspections of residential, commercial, and public mechanical installations including HVAC, ductwork, exhaust, refrigeration, and energy systems.
•Verify compliance with approved plans, issued permits, and applicable codes and standards, including the FBC (Mechanical) and Florida Energy Conservation Code.
•Investigate complaints, document violations, and enforce corrective action for unsafe or non-compliant mechanical systems.
•Maintain inspection logs and promptly enter inspection results into the Town’s digital permitting and inspection system.
•Provide clear technical assistance and field guidance to contractors, property owners, and design professionals.
As a Plans Examiner:
•Review mechanical plans, energy calculations, and specifications for new construction, additions, and renovations to ensure compliance with applicable codes and ordinances.
• Identify plan deficiencies and communicate required corrections in a clear, professional, and timely manner.
• Collaborate with other disciplines during the plan review process to ensure complete and consistent project evaluations.
• Participate in pre-application meetings and respond to technical questions from architects, engineers, and contractors.
• Maintain organized records of reviews, approvals, and correspondence
Minimum Qualifications
• Experience: Minimum of 3 years of experience in mechanical inspection, HVAC installation, or mechanical plan review (5 years preferred).
• Licenses & Certifications:
- Must possess a valid Florida driver’s license.
- Must hold current certification as a Mechanical Inspector and Mechanical Plans Examiner under F.S. 468 Part XII and the Florida Building Code Administrators and Inspectors Board (BCAIB).
- The employee must maintain all certifications and continuing-education units (CEUs) as required by the Florida DBPR/BCAIB and the Miami-Dade County BORA
- Must be registered with, or have the ability to become registered with, the Miami-Dade County Board of Rules and Appeals (BORA) within three (3) months of employment as a condition of continued employment.
- State-licensed Mechanical Contractor or Class A or B Air Conditioning Contractor license is highly desirable.
- Additional trade certifications (Building, Electrical, Plumbing, or Energy Plans Examiner) are advantageous.
