About the Department

Under general supervision of the Facility Supervisor, performs specialized and routine building maintenance tasks. 

FLSA status:  Non-Exempt.

Position Duties

Provides complex and technical installation, maintenance, troubleshooting and repair work to municipal facilities and related equipment. 
Installs, maintains, troubleshoots, repairs, programs Energy Management and Access Control Systems; installs and repairs electrical circuits; installs and repairs gas and water lines; 
installs and repairs door-locks and hardware, including cutting keys, repining lock cylinders and changing out locks and hardware; 
installs and repairs plumbing pipes, toilets, and sinks; repairs air conditioners, boilers, condenser units, heat pumps, furnaces, vent fans and evaporative coolers; performs occasional carpentry, painting, drywall, and remodeling projects including the repair of furniture, cabinets, windows, and doors as needed. 
Assists in performing routine building cleaning tasks. 
Responsible for the safe operation of equipment and proper work methods that are related to the safety of subordinates, fellow workers, and the general public.  
Analyzes facility and facility maintenance specifications. Develops detailed schedules for the Department's yearly facility maintenance contracts and projects. 
Keeps accurate and current records of facility maintenance activities. 
Provides plan and construction plan review and technical assistance. 
Coordinates and monitors work of contractors.
Plans and schedules work and provides for complex and technical installation, maintenance, troubleshooting and repairs of electrical circuits, electrical equipment, and fire alarm systems. 
Provides work direction to other Section employees on a project basis, as assigned. Reviews time sheets for Section to ensure accuracy. 
Develops and tracks requisitions, opens purchase orders, and maintains warehouse items. Inputs work orders, tracks progress and provides reports as required. 
Assists Supervisor with Section budget. 
Performs other administrative duties essential to the function of the Section.
Outline of Specific Fort Huachuca Washer/Dryer Maintenance & Repair Duties:
  • Perform a variety of technical tasks associated with the operation, repair, and maintenance of washers and dryers.
  • Must be able to obtain Fort Huachuca security clearance and obtain a Fort Huachuca access card. 
  • Develop new and evaluate/refine existing operating and maintenance procedures related to washers and dryers. 
  • Develop the scopes of work for and oversee the performance of any required contracting work related to washers and dryers. 
  • Assist with the development of the capital and operating budget for the Facilities Section as it relates to washers and dryers. 
This position will be required to provide stand-by and emergency maintenance for the Section as scheduled.
Develop and implement a system that identifies the inventory of machines, tracks the service of each, and plans / forecasts routine maintenance or life cycle dates.   

Minimum Qualifications

Knowledge of: 
A variety of complex and highly technical building systems including: HVAC systems, digital control systems, piping systems, plumbing systems, electrical systems, security systems (commercial lock hardware, alarms, video, access control systems), and energy management systems.
Federal, state, local laws, regulations, and codes pertinent to public works construction and maintenance.
The National Electrical Code.
The National Plumbing Code.
The International Building Code.
Computer operations, spreadsheets, databases, and word programs.
Algebra and geometry.
Occupational hazards and appropriate safety practices to apply and enforce.
Job to be performed, including the standards of workmanship required in assigned work field.
Complex and technical construction and engineering methods, and practices, including equipment use, maintenance, and safe operating methods.
The principles, practices, methods, and materials used in public works maintenance and repair work, including building code, plumbing code, lift safety, and electrical code.
Purchasing procedures. 


Skilled in: 
The repair of a variety of complex and highly technical commercial building systems including:
Installing, maintaining, repairing and troubleshooting complex and highly technical commercial electrical and energy management systems, including automation control systems.
Installing, maintaining, repairing and troubleshooting complex and highly technical HVAC and chiller systems up to 20 tons, hot water boilers, and heat pump systems.
Installing, maintaining, repairing, and troubleshooting complex and highly technical plumbing systems including: gas, water, and sewer lines.
Installing, maintaining, repairing, and troubleshooting complex and highly technical security systems including: commercial lock hardware, alarms, video, and access control systems.
Reading blueprints, sketches, and drawings.
Communicating effectively, orally and in writing.
Computer operations, spreadsheets and word programs.
Establishing and maintaining effective working relationships with City staff and the public.
Basic building repair: light remodels, drywall, painting, etc.

Other Qualifications

High School Graduate or GED required. 
Three (3) years of technical facility maintenance experience at the senior apprentice level including digital control systems, electrical, plumbing, appliance repairs and HVAC repairs.
Be able to pass all washer and dryer courses from Fred’s Appliance Academy within one year. Must possess a valid AZ driver’s license upon hire.
